Buyer’s agent in the Var

The Var runs from Bandol and Sanary, in the west, to Saint-Raphaël and the Estérel, in the east, by way of the Maures corniche, Le Lavandou and Bormes, and the Saint-Tropez peninsula: Ramatuelle, Gassin, Grimaud, Sainte-Maxime. Behind the coast, the Côtes de Provence vineyards and the Fayence countryside. Home Select hunts villas, bastides and seaside pieds-à-terre here, for buyers who want maritime Provence, with or without the season.

Home Select, buyer’s agent in the Var since 2011, hunts in 19 towns of the département: Saint-Cyr-sur-Mer, Bandol, Sanary-sur-Mer, Bormes-les-Mimosas and 15 other towns. Houses account for 39% of apartment and house sales there over the 12 months to end of June 2026. Home Select works there under a written search mandate, on the buyer’s behalf alone.

Why use a buyer’s agent in the Var?

Home Select, a buyer’s agent in the Var since 2011, works exclusively for the buyer: watching listed and off-market properties, screening at the visit, negotiating on real prices. The rarest homes in the Var often sell without ever being advertised: that is where the hunt decides. Fees 100% on success.

Tailor-made

Beyond the city pages

The hunt does not stop at the pages of this site. Home Select also covers, tailor-made and with the same method:

  • Hyères, Giens and Porquerolles
  • Toulon and Le Mourillon
  • Le Castellet, Le Beausset and La Cadière-d’Azur
  • Cogolin and Plan-de-la-Tour
  • Seillans, Callian and the Fayence countryside

Cannot find your city?

Is your project somewhere else in the Var? Name the city: Home Select answers quickly, and candidly, about what can be done there.

On the ground

What changes in the Var

  • Two Vars in one: the Saint-Tropez peninsula, global and seasonal, and the western Var and the Estérel, Bandol, Sanary, Saint-Raphaël, where people live all year; prices, lead times and sellers have nothing in common.
  • A villa in the Var is judged on its risks as much as on its view: forest-fire prevention zones, legal brush-clearing duties, the coastal law, sewerage, borehole and rights of way.
  • The season sets the calendar: properties appear in spring, buyers come in summer, sales close in autumn; off-market is the rule on the peninsula.

The Home Select set-up

How does Home Select operate in the Var?

Home Select has guided more than 1,200 buyers since 2011, and its leadership runs your search. On the ground, Home Select activates its network of 15,000 professional partners, who surface properties before they reach the open market. Properties are first seen on a video pre-viewing: you only travel for the decisive viewings, grouped into a single trip.

Home Select is building its national network city by city, and says so plainly: from day one you get the method, the network and the negotiation; a dedicated local finder takes over your file as each territory opens.

One method, two ways in

Both are billed only if the property is found and the purchase completed.

The Confidential offer

What Home Select is asked first

Do you cover the whole of the Var?

Yes. Nineteen towns have their own page, from Bandol and Sanary to Saint-Raphaël, by way of Le Lavandou, Bormes, Cavalaire, La Croix-Valmer, Ramatuelle, Gassin, Saint-Tropez, Grimaud, Sainte-Maxime and Fayence. Hyères, Porquerolles, Toulon, Le Castellet or Cogolin are hunted on request, with the same method and the same fees.

Gulf of Saint-Tropez or western Var?

The peninsula for the address, the Pampelonne beaches and an intense season; Sainte-Maxime and Les Issambres for the gulf all year; Bandol, Sanary and Saint-Cyr for a seaside life twenty minutes from Toulon; Saint-Raphaël and the Estérel for the red rocks and the TGV station. Home Select searches by your use, not by the postcard.

What should be checked before buying a villa in the Var?

The forest-fire risk plan and the brush-clearing duties, the coastal law and the local planning rules, the compliance of the pool and extensions, sewerage, water, easements, and the noise of the season. Home Select checks these points on file before the visit, and negotiates what they reveal.

How much does a buyer’s agent cost in the Var?

For a median apartment in Le Lavandou, 40 sqm sold for around €236,000 over the 12 months to end of June 2026, Home Select charges €10,000 incl. VAT with the Exclusive offer, its minimum, plus 10% incl. VAT of the reduction obtained on the asking price. The fee is only due on success, on the day of signing at the notary’s office: no file fee, no deposit, nothing if the search does not succeed.

What happens next

  1. A buyer’s agent reads your request and answers within one working day.
  2. A first confidential conversation: how you will use the property, the real budget, the non-negotiable criteria, the timing.
  3. A written brief, and a search started within the week. Nothing is due until you have bought.
