Buyer’s agent in the Vaucluse

The Vaucluse is the Luberon of hilltop villages, Gordes, Ménerbes, Bonnieux, Lourmarin; Avignon and its palace, two hours forty from Paris by TGV; L’Isle-sur-la-Sorgue and its antique dealers; the Ventoux and the Dentelles de Montmirail, with their vineyards. Home Select hunts mas, bastides and village houses here, for buyers from Paris, Belgium, Switzerland, Britain or the United States who want a Provence to live in, not only to visit.

The essentials

Home Select, buyer’s agent in the Vaucluse since 2011, hunts in 3 towns of the département: Avignon, Gordes, Lourmarin. Houses account for 61% of apartment and house sales there over the 12 months to end of June 2026. Home Select works there under a written search mandate, on the buyer’s behalf alone.

Market benchmarks

The property market in the Vaucluse in 2026

Between the towns of Home Select’s survey in the Vaucluse, the median runs from €2,300/m² (Avignon) to €6,600/m² (Gordes): the address weighs more than the département.

Across the whole département, the median stands at €2,200/m² for an apartment and €2,900/m² for a house, over 7,595 recorded sales (DVF / DGFiP, 12 months to end of June 2026).

Why use a buyer’s agent in the Vaucluse?

Home Select, a buyer’s agent in the Vaucluse since 2011, works exclusively for the buyer: watching listed and off-market properties, screening at the visit, negotiating on real prices. The rarest homes in the Vaucluse often sell without ever being advertised: that is where the hunt decides. Fees 100% on success.

Tailor-made

Beyond the city pages

The hunt does not stop at the pages of this site. Home Select also covers, tailor-made and with the same method:

  • Ménerbes, Bonnieux, Lacoste and Oppède
  • Roussillon and Goult
  • L’Isle-sur-la-Sorgue and Fontaine-de-Vaucluse
  • Vaison-la-Romaine and the Dentelles de Montmirail
  • Châteauneuf-du-Pape and the Rhône estates

Cannot find your city?

Is your project somewhere else in the Vaucluse? Name the city: Home Select answers quickly, and candidly, about what can be done there.

On the ground

What changes in the Vaucluse

  • The Luberon is a regional nature park and its villages protected sites: facades, roofs, extensions and pools are decided with the heritage architect, and a mas is also judged on what you are allowed to do with it.
  • Water and land count as much as walls: borehole, canal, spring, olive trees, leased vines, paths and easements make the value of an estate, and its constraints.
  • The market is seasonal and discreet: the finest properties appear between Easter and October, often without a listing, and are negotiated on the file far more than on the visit.

The Home Select set-up

How does Home Select operate in the Vaucluse?

Home Select has guided more than 1,200 buyers since 2011, and its leadership runs your search. On the ground, Home Select activates its network of 15,000 professional partners, who surface properties before they reach the open market. Properties are first seen on a video pre-viewing: you only travel for the decisive viewings, grouped into a single trip.

Provence is Home Select’s second home ground: its founder lives in the Aix countryside, and this territory is the first opened outside Paris.

Home Select is building its national network city by city, and says so plainly: from day one you get the method, the network and the negotiation; a dedicated local finder takes over your file as each territory opens.

The Confidential offer

What Home Select is asked first

Do you cover the whole of the Vaucluse?

Yes. Gordes, Lourmarin and Avignon have their own page; Ménerbes, Bonnieux, Lacoste, Oppède, Roussillon, L’Isle-sur-la-Sorgue, Vaison-la-Romaine or Châteauneuf-du-Pape are hunted on request, with the same method and the same fees.

Luberon or Alpilles?

The Luberon is in the Vaucluse, the Alpilles are in the Bouches-du-Rhône, around Saint-Rémy-de-Provence, Eygalières and Maussane, which also have their page. Both offer hilltop villages and mas; the Luberon is larger and wilder, the Alpilles closer to Avignon and its TGV station. Home Select often searches both sides of the Durance for the same project.

What should be checked before buying a mas?

The compliance of what has been built, the rules of the protected site, water (borehole, spring, mains), sewerage, rights of way and irrigation easements, the condition of the roof and old walls, and the real surfaces. Home Select checks these points on file before the visit, and brings in an old-building professional when needed.

How much does a buyer’s agent cost in the Vaucluse?

For a purchase of €1,000,000 in the Vaucluse, Home Select charges €25,000 incl. VAT with the Exclusive offer, plus 10% incl. VAT of the reduction obtained on the asking price. The fee is only due on success, on the day of signing at the notary’s office: no file fee, no deposit, nothing if the search does not succeed.

What happens next

  1. A buyer’s agent reads your request and answers within one working day.
  2. A first confidential conversation: how you will use the property, the real budget, the non-negotiable criteria, the timing.
  3. A written brief, and a search started within the week. Nothing is due until you have bought.
