Buying a sea-view property in Sainte-Maxime
Home Select, a prestige property finder, explains here what “sea view” really means in Sainte-Maxime and where it is found: the port apartment facing Saint-Tropez, the Sémaphore villa above the gulf, the beaches on either side of the centre, the estates to the west. 01Sea view
Open view, partial view, glimpse of the sea: what are they?
In Sainte-Maxime, “sea view” covers four realities that do not command the same price. The open view: the gulf straight ahead, from the living rooms and the terrace, with nothing that could be built in front. The partial view: the sea from one end of the terrace or from a single room. The glimpse of the sea: a patch of blue between two buildings or through the pines, which the listing nevertheless calls a sea view. The seafront, finally: the address touches the beach or the promenade, with the season and the sea spray.
The town looks at Saint-Tropez: facing south on the northern shore of the gulf, sheltered from the mistral by the Maures, it sees the village opposite from the centre and the heights. What you actually see cannot be read in the listing, which rarely says where the photograph was taken from, but on the plans, the orientation, the floor, the neighbouring buildings and trees, and on what the local planning rules allow in front of the window.

Where is the sea view found, district by district?
The centre and the port is the market of the sea-view apartment: the promenade looks at Saint-Tropez and the boat shuttle crosses the gulf in about twenty minutes, for most of the year. On the front line, the gulf straight ahead; behind, the glimpse between two façades. La Croisette and La Nartelle frame the centre: La Croisette to the west, a long beach sheltered from the wind; La Nartelle to the east, beyond the pointe des Sardinaux, a long sandy beach where foreign buyers look for direct access to the water or a sea view.
Le Sémaphore and the hills sell the widest view: a pine-covered hill close to the centre and the beaches, from which the eye takes in the gulf; properties there are rare, and the villa is much sought after. Les Éléphants and La Garonnette, towards Les Issambres, line up villas close to the water and wilder beaches. Guerrevieille and La Madrague, to the west towards Beauvallon, gather gated estates on the slopes and small coves: the view there is bought together with the estate rules.
- 01 The seafront of the centre
The apartment facing Saint-Tropez: the view follows the line and the floor, the co-ownership does the rest.
- 02 Le Sémaphore and the hills
The villa under the pines: the widest view, to be checked pine by pine.
- 03 The beaches on either side
The water on foot, from La Croisette to La Garonnette, with the road, the season and the sea spray.

What the view is worth, and what spoils it
An open view over the gulf and the beach on foot separate the top of the market from the rest: they trade above the other properties of the district, a glimpse between two buildings does not. The exposure, the floor, the calm out of season and the condition of the building or the plot carry the value or undermine it. The loi Littoral, which closes the 100-metre strip to building outside built-up areas, governs what can be built near the shore: the spots that truly see the sea do not multiply.
The angle: a view advertised from a corner of the balcony, invisible from the sofa. The vis-à-vis and what can be built in front: a vacant plot below is a promise or a threat, depending on the local planning rules. The pines: on the hills, a neighbour’s trees grow and close a view within a few years. The noise of the season on the promenade and the coast road, the sea spray on joinery and façades, and in older co-ownerships, façade works, waterproofing, lift and charges. The risks, finally: the commune’s risk document flags the centre, at the mouth of the Préconil, and La Nartelle beach as exposed to marine submersion. And the shore belongs to the public maritime domain: no villa owns the beach it overlooks.

How does Home Select check the view before your trip?
Home Select steers the search remotely, from its management and with its network of 15,000 partners, which bring it more than 100 off-market properties every day. The brief is set by video call or by telephone: which view, from which rooms, for what use. Each property is qualified on paper: plans, orientation, floor, co-ownership rules and works voted for an apartment; title, easements, estate rules, brush clearance and planning for a villa; the risk report in every case.
Then comes the video pre-viewing, conducted with the seller’s agent: the view is filmed from every living room and from the terrace, with the vis-à-vis, the pines and the approach to the property. The price is checked against comparable DVF sales in the area. You come only for the decisive viewings, grouped into a single trip, through Toulon-Hyères or Nice airport, or by TGV; Home Select then negotiates, secures the purchase and coordinates the notaire, with fees 100% on success: nothing is owed before completion.

Frequently asked questions
Buying a sea-view property in Sainte-Maxime
Which district for a sea-view apartment in Sainte-Maxime?
The centre and the port: the promenade looks at Saint-Tropez, the boat shuttle leaves from the port and the town is alive all year round. La Croisette and La Nartelle offer residences close to the two main beaches. In both cases the view depends on the line and the floor: check it window by window, then the co-ownership file and the risk report.
And for a sea-view villa in Sainte-Maxime?
Le Sémaphore and the hills for the widest view over the gulf; Les Éléphants and La Garonnette, towards Les Issambres, for the villa close to the water; Guerrevieille and La Madrague, to the west, for the villa in a gated estate near the coves. On the slopes, access, parking, brush clearance and estate rules are audited before the offer.
How can you judge a sea view in Sainte-Maxime without travelling?
During the video pre-viewing conducted with the seller’s agent, Home Select has the view shown from every room and from the terrace, then reads the local planning rules to know what can be built in front. The gap between an open view and a glimpse between two roofs shows on screen before it is paid for.
Seafront or heights: which view to choose in Sainte-Maxime?
The one that fits the real use. The seafront gives the beach and the town on foot, but also the noise of the season, the sea spray, co-ownerships to watch and, in the centre as at La Nartelle, a submersion risk. The heights of the Sémaphore give a wider view and calm, against the slope, the car, brush clearance and year-round upkeep.
What are your fees in Sainte-Maxime?
