A commune on the peninsula, five markets
Ramatuelle is not a town divided into districts: it is a commune on the Saint-Tropez peninsula, between Saint-Tropez, Gassin and La Croix-Valmer, made of a village, a bay, two capes and hills. Barely 1,900 people live across some 36 km²; most of the properties that sell are houses and villas, and each sector follows its own logic of value.
The hilltop village, on the slopes of the Paillas hill, faces Pampelonne bay; below it, the vineyard plain stretches towards the beach. Cap Camarat and the Bonne Terrasse cove look over both the bay and the open sea, L’Escalet and Cap Taillat form the wilder southern coast, and the ridges of the Paillas windmills climb towards Gassin. Five landscapes, hence five purchase products.

The districts, one by one
- 01 The hilltop village stone houses in the spiral lanes
Clinging to the slopes of Paillas hill and facing the bay of Pampelonne, the village keeps its spiral plan and its Porte Sarrasine. Stone village houses, views over the bay, life all year round. Parking is scarce and works are regulated: any renovation project is checked before the offer.
- 02 Pampelonne and the vineyard plain villas among vines and pines, near the beach
Between the village and the sea lies the AOC Côtes de Provence plain: villas in the vines or under the pines, a few minutes from the sand of Pampelonne. It is the most sought-after sector in summer, and the most exposed to route des Plages traffic in season: the journey is tested in August, before committing.
- 03 Camarat and Bonne Terrasse the cape, its lighthouse and villas facing the sea
Cap Camarat and its lighthouse, the cove of Bonne Terrasse: villas turned towards the bay of Pampelonne or the open sea, away from the bustle of the beach. Rare, discreet addresses, where the real view, access to the sea and the access road make the difference between two neighbouring houses.
- 04 L’Escalet and Cap Taillat the wild south coast, coves and protected sites
The south coast of the commune, wilder: the beach of L’Escalet, coves, the coastal path and Cap Taillat, a protected property with its sand isthmus, on the boundary with La Croix-Valmer. Villas in the pines facing the open sea, deep calm; drainage, brush clearing and access must be audited closely.
- 05 The hills towards Gassin ridges, Paillas windmills, estates and bastides
The ridges climbing towards Gassin and the Paillas windmills, with views over the gulf and the vineyard plain: wine estates, bastides, large grounds. Here you gain space and privacy, at the cost of a little more road to the beaches; easements, private lanes and the condition of the access roads all need checking.

The hilltop village and the Pampelonne plain
The hilltop village has kept its spiral plan, rebuilt around 1620 after the Wars of Religion, and its Porte Sarrasine. Here you buy a stone village house, with a view over the bay when it is well placed. This is the sector where life is lived on foot and all year round: it suits a pied-à-terre as well as a buyer who wants a village that stays lived in out of season. The traps: scarce parking and closely regulated works. The overall budget is generally lower than elsewhere in the commune, since floor areas are smaller and land is rare.
Pampelonne and the vineyard plain form the most sought-after market in summer: villas among vines and pinewood, a few minutes from a beach more than four kilometres long, whose layout was set by a decree of 15 December 2015, a first in France: removable beach establishments, a restored dune. It is the sector of families who come for the sea. The traps: the beach road, saturated in season, and an August tranquillity that varies from one address to the next. The budget follows summer demand: it is high.

The capes and the hills: view, calm, space
Camarat and Bonne Terrasse bring together the cape and its lighthouse, whose light shines about 130 metres above the sea, the second highest in France, and the Bonne Terrasse cove. Villas here look over Pampelonne bay or the open sea; addresses are rare and discreet, for the buyer who seeks the view and seclusion more than the beach on foot. To check: access, easements and what the land allows. The budget sits at the top of the commune, case by case.
L’Escalet and Cap Taillat are the southern coast, wilder: coves, the coastal path, protected sites, as far as Cap Taillat, a protected coastal property with its sandy isthmus, on the boundary with La Croix-Valmer. Villas here sit in the pines, facing the open sea, for the buyer who prefers deep calm to the bustle of Pampelonne. The traps: brush clearance, generally over 50 metres around buildings in areas exposed to forest fire, and the Loi Littoral, which bars building within the 100-metre coastal strip outside built-up areas. The budget depends on the view and the closeness to the sea.
The hills towards Gassin rise to the ridges and the Paillas windmills, one of which was restored in 2002, with views over the bay and the vineyard plain. Wine estates, bastides, large plots and views over the gulf: more space and privacy, for large families and properties that are handed down. To check: access, sanitation that is often non-collective and inspected by the SPANC, and the estate rules when the property lies within a private domain. The budget is judged first on the land and the view.

Which district for which project?
In Ramatuelle, the district is chosen on the real use of the property, and first on summer: July and August with the family, or short stays all year round? Home Select starts from that question, asked by video call or telephone, before looking for an address.
Home Select monitors 1,700 listing sites and receives more than 100 off-market properties every day, across all sectors; each shortlisted property is vetted on documents, then discovered on a video pre-viewing, run with the seller’s agent, before your single trip for the decisive viewings.
- 01 To live on foot, out of season too
The hilltop village: the stone house, the bay view, year-round life, parking to settle before the offer.
- 02 For a family summer near the beach
Pampelonne and the vineyard plain: the villa near the sand, provided you know the August traffic on the beach road.
- 03 For calm and space
Camarat, L’Escalet, Cap Taillat or the hills towards Gassin: the view, the pines, the land, heavier checks.

Frequently asked questions
Where to buy in Ramatuelle: the districts
Which is the most sought-after district of Ramatuelle?
In summer, Pampelonne and the vineyard plain, the commune’s most sought-after market in season, for villas a few minutes from the beach. For rarity, Camarat and Bonne Terrasse, discreet addresses with views over the bay or the open sea. The most sought-after district therefore depends on your project: the beach close by, or the view and seclusion.
Where can you live all year round in Ramatuelle?
In the hilltop village first: life on foot, stone village houses in the spiral lanes, a village that stays lived in when summer ends. Elsewhere, winter is very quiet and most villas are second homes, closed out of season. To live there all year, the village comes before the capes and the hills, unless isolation is precisely what you are looking for.
Where to buy a sea-view villa in Ramatuelle?
On the capes and the heights: Camarat and Bonne Terrasse for Pampelonne bay or the open sea, L’Escalet and Cap Taillat for the open water, the hills towards Gassin for the view over the gulf. The view is checked from the villa itself, room by room, and its permanence depends on what can be built around it: the video pre-viewing and the planning documents answer before any trip.
What budgets should you plan by district in Ramatuelle?
Without a figure per district, the hierarchy is clear: the village house generally offers the most contained overall budget, Pampelonne and the vineyard plain command a premium for the nearby beach, the capes and hills are judged case by case, on the view and the land. A realistic budget is then built on comparable sales in the targeted sector.
