01Neighbourhood

Living in Bompard

Life in Bompard centres on its plateau, around the place des Moulins: morning terraces, corner shops, the school reached on foot, conversations that linger. The streets are short, often stepped, and the whole daily round fits within a few minutes’ walk. The basilica of Notre-Dame de la Garde closes the hillside horizon, sea air rises from the corniche below: the quarter lives like a village set above the sea, with the Vieux-Port ten minutes away.

The sea is earned down the stairs: the plage des Catalans and the corniche Kennedy at the foot of the slopes, the parc du Pharo on the way to the Vieux-Port, its walks and its view over the entrance to the port. Buses run along the corniche; the car is for major shopping and trips out, and the rest of the time Bompard lives on foot. The mistral sweeps the sky clean in winter, and summer stays calm once the corniche is left behind: the tourist crowds stay below, the nights of the plateau are quiet.

The buildings and what sells in Bompard

Most of the stock is older, from the turn of the twentieth century to the 1930s: character buildings with refurbished façades, through apartments with high ceilings, two and three rooms of character for a pied-à-terre, four and five rooms for a family. Upper floors gain the view over the bay and the islands of the Frioul as the slope opens; lower floors and streets set back stay turned towards the village, and that gap reads in prices as in time on the market. Some buildings, not yet refurbished, offer surfaces to refresh: the charm is real, so is the works budget.

On the heights, between Bompard and Roucas-Blanc, hide the discreet villas of the area: bourgeois houses set in their gardens, retaining walls, terraces facing the open sea. They are rare, often dealt privately between neighbours who know each other, and sometimes handed down within the same families. The constraints come with the site: stair access, scarce parking, upkeep of walls and façades exposed to spray. The condominiums of the plateau are often small, with reasonable service charges, but renovations voted or postponed read in the minutes before any offer.

Streets and micro-sectors

  1. 01

    The place des Moulins

The place des Moulins plays the village square: café terraces, corner shops, schools a few streets away. It is the address of family daily life, for those who want everything on foot without giving up the centre. The homes around it, small buildings and a few fine surfaces, seldom come up; bright addresses are fought over, and hillside homes there negotiate more quietly than sea-side ones.

  2. 02

    The parc du Pharo

The parc du Pharo borders the quarter on the Vieux-Port side: its walks run down to the palace and its terrace opens the view over the entrance to the port, the fort Saint-Jean and Notre-Dame de la Garde. It is the green lung of evening walks. A property listed as “facing the Pharo” is not taken on trust: the view is checked floor by floor, windows open, all the more as tall greenery sometimes filters it.

  3. 03

    The corniche Kennedy

At the bottom of the stairs, the corniche Kennedy unrolls its promenade towards the vallon des Auffes and the plage des Catalans: it is the quarter’s sea, a few minutes downhill. The addresses at the foot, closer to the water, pay for that closeness in spray, wind and summer traffic. For the Bompard buyer the trade-off is simple: the open sea view is paid for on the corniche, village life is kept on the plateau.

  4. 04

The heights between Bompard and Roucas-Blanc

On the ridge, discreet villas hide behind their walls and gardens: bourgeois houses, terraces facing the open sea, views over the bay that nothing comes to close. It is the rarest product of the area, dealt privately more often than listed. Before committing, the buyer checks the actual access, rights of way, parking and what can still be built across the line of the view.

How Home Select hunts in Bompard?

Home Select hunts Bompard at a distance, with a written brief fixing the required view, the floor, the exposure and the tolerance to stairs and corniche traffic. Home Select steers the search with its network of 15,000 partners, receives more than 100 off-market properties every day and monitors 1,700 listing sites continuously: the villas of the heights and the fine through apartments of the plateau circulate there often before any publication. Every shortlisted property is qualified on documents, then pre-viewed on video with the seller’s agent, before being proposed.

Its finders then check what makes the value or the risk specific to the area: the actual reach of the view and what can be built opposite, stair access for removals and deliveries, general-meeting minutes, service charges and renovations voted, exposure to the mistral, sea-salt damp on façades, parking at the top of the slopes. The price is set against comparable DVF sales in the commune. The buyer travels only once, for the decisive viewings grouped into a single trip; Home Select then negotiates for the buyer alone, secures the file to the deed and coordinates the notary.

Three finder’s reflexes in Bompard

  1. 01 Check the view, and what faces it

The view over the bay is worth a share of the price in Bompard, and it belongs to no one. Home Select has checked what can be built or raised opposite and below: buildable plot, raisable attic, the use of a neighbouring property, the height of the greenery. A view carried by the slope and existing gardens costs more than a conditional one; conversely, a narrow window on the open sea turns a through apartment into a simple village property.

  2. 02 Count the steps with the shopping

Stair streets make the charm of Bompard and its daily round: deliveries, pushchairs, suitcases and removals go by arm or by the neighbouring stair. Before the offer, the buyer walks the route loaded, at different hours, and checks where to park at the top, where the removal lorry stops, what the accesses require. Have the works costed before the offer: renovation, waterproofing and rewiring weigh as much as the view in the true price.

  3. 03 Read the charges before the mouldings

The older buildings of the plateau charm on a viewing, and everything is decided in the documents: latest general-meeting minutes, maintenance log, history of service charges, renovation voted or postponed, works fund. Two neighbouring buildings, alike in façade, can carry very different charges. The diagnostics are the seller’s responsibility; the buyer reads them, has the repairs costed and pays the building for what it is, not for what it promises.

Frequently asked questions

Buying in Bompard: your questions

How much does a property cost in Bompard?

Bompard sits above the Marseille median, which stands at €3,200 per m² for apartments and €4,600 per m² for houses over the 12 months to end of June 2026 according to DVF, up 3% over one year. Home Select publishes no price per neighbourhood: the DVF survey covers the commune. Most apartment sales sit between €1,600 and €5,200 per m²: a through apartment with a view from the plateau places in the upper part of that range, a two-room on the village side in the middle.

What types of property are found in Bompard?

Three families: the through apartment of a refurbished older building, from a characterful two rooms to a five-room family flat; the discreet villa of the heights, with its garden and sea-facing terraces; and a few duplexes born of conversions. Villas are the rarest and often dealt privately; apartments make up most of the visible market, with fine surfaces to refresh in buildings not yet refurbished.

Does Bompard suit a family?

Yes: it is one of the quarter’s first uses. The plateau lives on foot, schools, corner shops and the place des Moulins a few streets away, and the sea descends by the stairs, plage des Catalans and corniche below, parc du Pharo on the way. The counterpart is topographical: pushchairs and school bags climb stair streets, and the car parks at the top of the slopes. For a family wanting the 7th without the seafront price, Bompard offers the clearest compromise.

What works and condominium constraints should be checked?

The older stock of the plateau calls for a reading of the documents before the offer: general-meeting minutes, maintenance log, service charges, renovations voted or postponed. Façades exposed to spray age fast, roofs and terraces need steady upkeep, and stair access complicates worksites. The diagnostics, energy performance, asbestos, lead, electricity, gas and risks, are the seller’s responsibility. Have the works costed before the offer: the figure then weighs in the negotiation.

How long does it take to buy in Bompard, and do off-market properties exist?

The timing depends on the brief and on how rare the properties sought are: Home Select sets the timetable from the start, then keeps to it, and the buyer views only the shortlisted properties, first seen on video. Off-market is common here: villas of the heights handed down between families, fine through apartments dealt through networks before any listing. For a project of €2m and above, the Confidential offer presents only off-market properties. Once the offer is accepted, the buyer has a ten-day withdrawal period.

What are your fees in Marseille?

Home Select, a property finder in Marseille, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
