A resort, four markets, a frozen landscape

Carnac reads between the bourg and the bay of Quiberon: about four thousand two hundred inhabitants live here year-round around the market and the shops, and the alignments, some three thousand standing stones raised between 4500 and 2000 BC, form the largest megalithic ensemble in the world. Prehistory protects the landscape: no extension will ever dilute the existing stock, and the scarcity of addresses is structural. The market is one of family houses: nineteen-thirties villas behind the Grande-Plage, discreet contemporary homes on planted grounds, rare town houses around the centre.

Four markets, then: the bourg and the centre, for life on foot; Carnac-Plage and the Grande-Plage, for the front row of sand; Beaumer and the eastern beaches, for the sheltered coves and family grounds; the village of Saint-Colomban, for the calm of the old village. Auray and its TGV station are fifteen minutes away, Paris about three hours, Vannes half an hour: Parisian and Breton buyers hand addresses down like boats, and the season rules everything.

The districts, one by one

  • 01 The bourg and the centre shops and market on foot, rare town houses

The heart that lives all twelve months of the year: market, shops, the sailing school a stone’s throw away, and the museum of prehistory to set the alignments in context. Town houses are rare here and move quickly, often between locals. It is the answer for those who want Carnac without depending on a car.

  • 02 Carnac-Plage and the Grande-Plage the resort, 1930s villas, first row on the sand

The seaside resort south of the bourg, facing the bay of Quiberon: the Grande-Plage facing due south, family villas of the thirties in the first or second row, houses and residences a short walk from the sand. The first row often sells without a listing, from one family to the next; check the fabric and the exposure to wind and salt alike.

  • 03 Beaumer and the eastern beaches sheltered beaches, family villas, sailing school

East of the town, the sheltered coves of Beaumer and their family villas, 1930s or contemporary: calm water, morning light, the sailing school within reach. This is family Carnac, gentler than the Grande-Plage, minutes from the centre. Plots run larger, neighbourhoods stay stable.

  • 04 The village of Saint-Colomban an old village behind its ramparts

Set apart from the town, the old village of Saint-Colomban, around its chapel: houses of character, calm, a different scale from the seafront. Buyers look for a village house or a property with a garden, at a more contained level than the seafront. Trading here is discreet, mostly local.

The bourg and Carnac-Plage: life on foot, the front rank

The bourg and the centre offer the heart that lives all twelve months of the year: market, shops, the sailing school round the corner, the museum of prehistory to set the alignments in context. Town houses are rare here and sell quickly, often between locals: it is the answer for those who want Carnac without depending on a car. The buyer: the family settling year-round, the retiree who wants everything on foot, the Parisian arrived on the TGV line from Auray.

Carnac-Plage and the Grande-Plage form the resort south of the bourg, facing the bay of Quiberon: the Grande-Plage facing due south, family villas from the nineteen-thirties in the first or second row, houses and residences a short walk from the sand. The front rank often sells without ever being listed, from one family to another; the fabric and the exposure to wind and salt are checked room by room.

  1. 01 The front rank

Nineteen-thirties villas in the first or second row: the family address for generations, often sold without a listing.

  2. 02 The nineteen-thirties fabric

Rising damp, joinery, insulation, roofing under the sea air: have the works costed before the offer; condition makes more difference here than address.

  3. 03 The season

A seaside villa is judged in July, a town house in February: view in both seasons before deciding.

Beaumer and the eastern beaches: family Carnac

East of the bourg, the sheltered coves of Beaumer line up their family villas, nineteen-thirties or contemporary: calm water, morning light, the sailing school within reach. This is family Carnac, gentler than the Grande-Plage, a few minutes from the centre. Plots are wider, neighbourhoods stable, and the houses overlooking Beaumer are almost never listed: they pass from hand to hand.

The buyer: the Breton family buying next door to the grandparents’ house, Nantais and Rennais buying a second home, a few British and Belgian families faithful to sailing. The trap is the impossible comparison: the gap is clear between a bourg address, practical but without a view, and a villa open to the bay; two products the square metre never reconciles.

Saint-Colomban, and the rest of the bay

Away from the bourg, the old village of Saint-Colomban lives around its chapel: houses with character, calm, a scale different from the seafront. What buyers seek here is a village house or a property with a garden, at a more contained level than the sea front, and traffic is discreet, almost always local. It is the choice of those who prefer space to a row on the sand.

The search readily extends along the bay: La Trinité-sur-Mer and its marina are neighbours, and the road to Quiberon closes the horizon to the south, on sectors that follow the same rhythm, family-based and seasonal. Home Select qualifies every lead on file, previews it on video with the seller’s agent, checks the price against comparable sales, then groups your decisive viewings into a single trip from Paris.

Frequently asked questions

Where to buy in Carnac: the districts

Which district for which life in Carnac?

The bourg and the centre for year-round life on foot, the market and the shops; Carnac-Plage and the Grande-Plage for the front row of sand; Beaumer and the eastern beaches for calm water and family grounds; Saint-Colomban for the old village and its chapel. The useful question is the season of occupation: a few weeks in summer, or the whole year.

Where to find a villa with a view over the bay?

In the front rows of the Grande-Plage and on the heights above Beaumer: these houses are almost never listed, they pass from hand to hand. A listing often says « sea view » for an angle of bay between two roofs: the view is checked from the living room, at high tide as at low tide, for the bay changes its face.

Can you buy in Carnac without living in Brittany?

Yes: the TGV from Auray, fifteen minutes away, puts Paris at about three hours. Home Select runs the search remotely, with its network of 15,000 partners, 1,700 listing sites watched and more than 100 off-market properties received every day; every shortlisted property is previewed on video with the seller’s agent, and you travel only for the decisive viewings, grouped into a single trip.

Which points call for caution before an offer?

The state of the nineteen-thirties villas, damp and sea air in the front rank, planning rules near the alignments, and the real difference between a bay view and a garden view. Have the works costed before the offer and fold the energy survey into your financing plan: on this market, condition makes more difference than address. None of this reads in a listing.

What are your fees in Carnac?

Home Select, a property finder in Carnac, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
