Buying in Carnac-Plage, Carnac

Carnac-Plage is the seaside resort of Carnac, south of the bourg: the Grande-Plage, facing due south over the bay of Quiberon, its 1930s villas in the first or second row, its houses and its residences within walking distance of the sand. Home Select searches there for the buyer alone, off-market included, checks every property from the documents and on video before the offer, and negotiates through to completion.

Living in Carnac-Plage

In Carnac-Plage, the Grande-Plage unrolls nearly two kilometres of fine sand facing due south, the largest beach in the commune, with its striped beach huts. The boulevard de la Plage runs along the seafront; behind the resort, the old salt pans offer their walking paths. A thalassotherapy centre, shops and terraces complete the resort, and the sailing school teaches local children as well as those on holiday.

The bourg is only a few minutes away: the market, bakeries, schools and the museum of prehistory live there all year round, and the standing stones mark out the walks to the north. La Trinité-sur-Mer and its harbour are next door, Auray and its TGV station a quarter of an hour away, Vannes half an hour. Summer saturates the resort, the beach and the parking; then Carnac-Plage finds its calm again, and the late season becomes the finest time, with low light and an empty beach.

The buildings and what sells in Carnac-Plage

Carnac-Plage was born at the start of the twentieth century from an estate laid out on former salt marshes, facing the bay. Along the boulevard de la Plage, large old houses look out over the whole bay of Quiberon; then come the 1930s villas, in the first or second row, with walled gardens and direct access to the sand. These are the rarest properties in Carnac: they seldom change hands, often without a listing, from one family to another, and their condition calls for a real survey, damp, joinery and roofs under the sea air first.

The rest of the resort was built over the century: discreet contemporary houses on planted plots, apartment residences within walking distance of the beach. Value is read in the distance to the sand and in the view: first row facing the bay, second row in the quiet, set-back streets where the view turns to gardens. Between the Littoral law, the local plan and a landscape frozen by the standing stones, supply will not grow: Carnac-Plage remains a market of existing stock.

Streets and micro-sectors

  1. 01

The boulevard de la Plage, facing the bay

The boulevard runs along the Grande-Plage and carries large old houses from which the whole bay of Quiberon can be seen. This is the first row in the strict sense: the sand a few steps away, the southern light, the most open view in the resort, for the buyer who buys the view above all. The trap: wind and salt on the façades, the summer promenade under the windows, and maintenance that never stops.

  2. 02

From Port-en-Drô to the Pointe Churchill

The Grande-Plage runs from one end of the resort to the other, from the small harbour of Port-en-Drô to the Pointe Churchill, linked by the seafront. Near the harbour, a house appeals to those who sail; in the middle of the beach, the summer bustle reaches the façades. To check: parking in season, vehicle access, and a berth in the harbour, a personal permit that is never sold with the house.

  3. 03

The set-back streets, towards the old salt pans

Behind the seafront, the streets stretch in second and third rows as far as the old salt pans, now a place for walks: 1930s villas and more recent houses on planted plots, the sand a few minutes’ walk away. This is the address for families who want the beach without paying for the first row. The trap: low-lying land, won from former marshes, whose damp and risk statement are read before the offer.

  4. 04

Between the resort and the bourg

North of the resort, the streets lead towards the bourg: houses on planted plots, discreet contemporary homes under the trees, a few minutes from the beach as from the market. It is the choice of those who want both Carnacs, the sea in summer and village life in winter. The trap: a listing’s “sea view” that is only an angle of bay between two roofs; here, value lies in the plot and the calm.

How Home Select hunts in Carnac-Plage?

Home Select searches in Carnac-Plage remotely, from its management, with a brief set by video call or telephone: row on the beach, view, garden, exposure to the wind, season of use. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners and monitors 1,700 listing sites: here, where the first rows pass from one family to another, constant watch is what brings properties out. Each property is qualified from the documents, then seen in a video pre-viewing led by Home Select with the seller’s agent, the view filmed from the living room.

Before the offer, Home Select audits what makes the value or the risk of the property: the surveys owed by the seller, energy rating included, the risk statement on this low-lying land, the local plan and the Littoral law, easements, co-ownership minutes for a residence. The price is set against comparable DVF sales in the commune; damp, roofs and salt-exposed façades call for a building surveyor: have the works costed before the offer. Only the shortlisted properties are viewed, in a single trip, then Home Select negotiates for the buyer alone, secures the purchase and coordinates the notaire through to completion.

Three finder’s reflexes in Carnac-Plage

  1. 01 Judge the view from the living room

In Carnac-Plage, a listing says “sea view” for an angle of bay between two roofs. A villa’s value lies in what can be seen from the living room and the bedrooms, not from the landing. Ask, during the video pre-viewing, for a steady shot from each room, then compare it with the listing’s photos: a direct view over the bay, a side view and a glimpse are not paid for in the same way.

  2. 02 Survey the villa before loving the façade

The charm of the 1930s villas often hides heavy files: rising damp, tired joinery, missing insulation, roofs and façades worn by the sea air. Read the energy rating as a line of the financing plan, ask for the invoices of past works and have the renovation costed by a professional before the offer: on this market, condition makes more difference than the address.

  3. 03 Judge the address out of season

A villa in Carnac-Plage is often chosen in summer and also lived in during winter, shutters closed, under the wind from the open sea. Have the address filmed out of season in a video pre-viewing: parking, beach noise and the walk to the bourg are not the same in July and in February. What one loves in August must remain liveable in January: also plan how a house closed for the winter will be looked after.

Frequently asked questions

Buying in Carnac-Plage: your questions

How much does a property cost in Carnac-Plage?

In Carnac, the median stands over the 12 months to end of June 2026, according to DVF data, at €5,100 per m² for houses and €6,100 per m² for apartments; most house sales fall between €2,600 and €9,900 per m². Home Select does not publish prices by neighbourhood: the DVF record covers the whole commune. Carnac-Plage and the Grande-Plage sit above the median: a first-row villa facing the bay in the upper part of the range, or above it, a house to renovate set back from the sea closer to the median.

What types of property are found in Carnac-Plage?

The villa first: the large old houses of the boulevard de la Plage, 1930s villas in the first or second row, with a walled garden and access to the sand, the rarest, often sold off-market. Then contemporary houses on planted plots, set back from the sea. Finally the apartment in Carnac-Plage, in residences within walking distance of the beach, from the holiday one-bedroom flat to the large apartment turned towards the bay. Home Select qualifies each property from the documents before presenting it to you.

Is Carnac-Plage suitable for a family?

Yes, it is its first use: the Grande-Plage facing due south, the sailing school, the paths of the old salt pans and, a few minutes away, the schools, market and shops of the bourg, open all year round. Summer calls for organisation, when the resort and the parking saturate; to settle all year, the set-back streets, closer to the bourg, are quieter. Auray and its TGV station are a quarter of an hour away, Vannes half an hour.

Can a villa be extended or a house built in Carnac-Plage?

Case by case. The Littoral law makes the 100 m strip from the shoreline unbuildable outside built-up areas and limits the extension of urban development in areas close to the shore; the local plan sets the footprint and heights. Depending on the address, a protection perimeter may subject exterior works to the opinion of the Architecte des Bâtiments de France, and the risk statement may impose requirements. Home Select checks the existing permits and what the plot really allows before the offer.

How long does it take to buy in Carnac-Plage, and are there off-market properties?

The timing follows how demanding the brief is: a first row facing the bay comes up rarely, a set-back house or an apartment more often. Sales go through mostly from October to December and from March to June. Home Select sets the timetable at the outset: the brief in summer, video pre-viewings in autumn, a single trip for the decisive viewings, completion before the following season. Off-market is the rule for the first rows; for projects of €2 million and above, the Confidential offer presents off-market properties only.

What are your fees in Carnac?

Home Select, a property finder in Carnac, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
