Second home in Collioure: the guide

Home Select, a prestige property finder, sets out here the rules of a second home in Collioure: a village that lives intensely for six months and withdraws in winter, access via Perpignan and the village’s own station, the right property for each use, the remote upkeep of a closed house, and the timing of a purchase on a market where every sale is an event.

What use is a house in Collioure for?

It is the calling of the market: a fisherman’s house in Le Mouré or Le Faubourg for the summer and the shoulder seasons, a holiday home that is kept and handed down. Buyers come from Toulouse, Lyon or Paris, from Belgium, the United Kingdom or Scandinavia: families who want an address for the next generations, art lovers attached to the village where Matisse and Derain invented Fauvism in 1905. Catalan families, for their part, keep their houses from generation to generation and rarely sell.

The choice is made with open eyes. Collioure lives intensely for six months and withdraws in winter, when the tramontane blows and the village is returned to its residents; in summer the crowds are heavy, parking scarce, the quays lively until late. A successful second home is one whose quiet season you also love: the grape harvest on the schist terraces, the Wednesday and Sunday market, the coastal path towards Port-Vendres and the anse de Paulilles, the vineyard tracks up to the fort Saint-Elme.

How do you get to Collioure for a stay?

Perpignan-Rivesaltes airport is about forty minutes away; Girona, in Spain, and Montpellier, about an hour and a half away, widen the choice of flights considerably. By train, Perpignan TGV station is about 4 h 50 from Paris and about 1 h 20 from Barcelona, then some twenty minutes of regional train lead to Collioure, which has its own stop on the coastal line: a rare advantage for a village of this size, and decisive for short stays without a car.

Once there, the village is explored on foot. The car becomes a constraint in the lanes of the old centre, where parking is scarce, and a necessity on the heights. Perpignan, half an hour away, provides the hospital, the secondary schools and the large shops. For a second home, access decides how often you stay: the simpler it is, the more the house is used.

Which property for which use?

The right property depends on how often you stay and how you feel about stairs. In the old Catalan building, access, damp walls, parking and works permits in a protected area decide the real cost of an appealing house; on the heights, it is the slope, the access and the land; in Port-Vendres, the life of the port all year round.

  1. 01 Le Mouré and the old centre

The house of character a few steps from the beaches, the royal castle and the bustle: the most sought-after segment, often without parking, for stays on foot.

  2. 02 The heights and the vineyard

The villa with a view over the bay, quiet, a few minutes from the centre: for those who want the panorama and a garden, and accept the car.

  3. 03 Port-Vendres and the Côte Vermeille

The more accessible house, close to the vineyards and amenities: for frequent stays, or even life all year round.

Managing a house closed for the winter from afar

The real question of a second home is the time between stays. In Collioure, the damp winter tests the roofs and the schist walls hold the moisture: a closed house must be aired, checked after every bout of tramontane or heavy rain, and followed by a craftsman used to Catalan building. Before the offer, you need to know who will keep the key, open the shutters, collect the post and look after the garden. On the heights, in a zone exposed to fire, brush clearance within 50 m of the buildings is compulsory, whether the house is occupied or not.

In the small co-ownerships of the centre, run on old rules and sometimes without a professional managing agent, absence must be prepared too: who maintains the staircase, the utilities and the shared roof, who warns the owner of a leak. A simple, sound house can be managed from afar; an appealing but fragile house is costly to watch over.

The market has two peaks, spring and September; summer slows viewings without easing the pressure on supply, and the late season can open opportunities on properties that have been on sale for several months. Home Select builds the search remotely, with its network of 15,000 partners: a brief by video call, constant monitoring, qualification on documents, video pre-viewings steered with the seller’s agent, then a single trip for the decisive viewings, in May-June or September-October, when logistics are easier.

Frequently asked questions

Second home in Collioure: the guide

Collioure or Port-Vendres for a second home?

Collioure for the bay, the royal castle and the painters’ village, on a tiny market that withdraws in winter; Port-Vendres, five minutes away, for a more continuous life around the port and more measured values. Many projects are played out between the two: Home Select systematically looks at both markets, documents and videos in hand, before bringing you over.

How do you look after a Collioure house closed for the winter?

By leaving the key with someone you trust, having the house aired and checked after every bout of tramontane or heavy rain, and choosing a craftsman used to Catalan building for the roof and the damp in the walls. On the heights, in a zone exposed to fire, brush clearance around the buildings is compulsory. The safest course is still to choose, from the shortlist stage, a sound house that is simple to close up.

When should you buy a second home in Collioure?

Sales concentrate in spring and in September; in summer, the crowds slow viewings. For a remote buyer, the right sequence is a brief in winter, monitoring and video pre-viewings in spring, then a single decisive trip in May-June or September-October. The late season can open negotiations on properties that have been on sale for several months.

Can you buy in Collioure without coming over several times?

Yes. Home Select sets the brief by video call, qualifies each property on documents, pre-views it by video with the seller’s agent and sets its price against comparable DVF sales. You come only for the decisive viewings, grouped into a single trip; signing can then be done by power of attorney at the notaire. Home Select’s fees are due on success only, nothing before completion.

What are your fees in Collioure?

Home Select, a property finder in Collioure, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
