Buying in Chiberta, Anglet
Chiberta is the pine and oak forest of Anglet, between the ocean beaches and the Pignada forest: an eighteen-hole golf course, a lake, neo-Basque villas and villas from between the wars, in a market that trades between neighbours and through networks. Home Select searches there for the buyer alone, off-market included, checks every villa on documents and on video before the offer, and negotiates through to completion.

Living in Chiberta
Daily life in Chiberta happens under the trees. The forest paths and running trails link the districts without crossing a car, the Pignada greenway runs through the pines, and the walks around the lake are where families meet. The golf course occupies the heart of the district, between the forest and the dunes, and the ocean is a few minutes away on foot or by bicycle: the beaches, from Les Cavaliers to La Chambre d’Amour, and their surf schools.
Chiberta is a district of houses more than shops: groceries are bought at the Cinq Cantons market hall or near the beaches, schools are reached by bicycle, bus or car, and Biarritz and Bayonne are a few minutes away. Biarritz Pays Basque airport is about ten minutes off, Paris about three and a half hours by TGV via Bayonne. In summer the beaches fill up and parking becomes scarce near the water; under the pines, the calm stays intact.

The buildings and what sells in Chiberta
The villa under the pines is Chiberta’s building type. The district was born from the division of the forest and dunes into plots, opened between the wars around the golf course: the first villas, neo-Basque or seaside in style, with white façades, timber framing and wide roofs, sit in the middle of wooded plots, set back from the lanes. Later decades added more recent villas and discreet contemporary houses, often invisible from the road. An original villa, little altered, on a large plot, is the rarest property in the district.
The most common is the remodelled villa: verandas, extra floors, outbuildings and pools added by successive owners. Its value then depends on the compliance of each addition as much as on the charm of the façade. The apartment remains the exception: the forest left room almost only for houses, and an apartment in Chiberta is mostly found at the edge, on the beach side, where the seafront residences meet the pine wood. Views are of trees and the golf course; an ocean view is rare and is checked house by house.
Streets and micro-sectors
- 01
The Chiberta golf course, between forest and dunes
The eighteen-hole course occupies the centre of the district, laid out between the forest and the dunes, a few minutes from the ocean. The villas bordering it gain an open view over the fairways and neighbours without overlooking, a horizon without the sea. The pitfall: a house on the edge of the course sometimes receives stray balls, and the club surroundings come alive at weekends; the position of the windows and the garden is studied before the offer.
- 02
The Chiberta lake and its walks
Among the pines, the lake and its paths are where walkers, runners and families meet. For the buyer who wants nature on the doorstep without moving away from the ocean, it is the sector to look at on the map. The pitfall lies in the ground: under the trees and near the water, damp is checked, crawl space, basement, ventilation and drainage included, before the offer and not after.
- 03
The edge of the beaches, on the ocean side
Where the forest meets the dunes and the beaches, villas gain the ocean on foot, the western light and sometimes a glimpse of the sea from the upper floor. The price of this proximity: wind, sand, salt air on the joinery, summer crowds and parking near the beaches, and the coastal rules, which frame what the plot allows.
- 04
The Pignada side, inland
Inland, the golf course and its villas reach the Pignada forest and its greenway: plots are wooded, houses set back, and the bicycle leads to the beaches as well as to Les Cinq Cantons. It is the address of those who want silence and the forest before the ocean. In return, the shade is denser, tree upkeep heavier, and a plot at the forest edge raises the question of brush clearance if it is classified as exposed to fire.

How Home Select hunts in Chiberta?
Home Select searches Chiberta villa by villa, with a brief set by video call or by phone: size of the plot, shade or light, distance to the ocean and the golf course, condition accepted, works envisaged. The market trades between neighbours and through networks, and the forest prevents the stock from growing: Home Select receives more than 100 off-market properties every day from its network of 15,000 partners and monitors 1,700 listing sites, which opens up villas never advertised. Each lead is qualified on documents, then Home Select runs a video pre-viewing with the seller’s agent: plot, roof, light under the trees, the edge of the golf course.
Before the offer, Home Select compares the price with comparable DVF sales of Anglet houses and checks what makes the value or the risk of a villa under the pines: the compliance of each extension, the planning rules protecting the forest and the coast, brush clearance if the plot is exposed to fire, the risk report, drainage inspected by the SPANC where it is individual, the termite report depending on the zone. Framework, roof and damp call for a building surveyor: have the works costed before the offer. Only the shortlisted villas are viewed, in a single trip, then Home Select negotiates for the buyer alone and secures the purchase through to the deed with the notaire.
Three finder’s reflexes in Chiberta
- 01 Read every extension before the façade
Chiberta villas have often been enlarged by successive owners: verandas, extra floors, outbuildings, pools. Each addition is matched to the planning permits granted, because a regularisation can be costly, even impossible, in a district where the forest and the coast strictly frame construction. Ask for the permits and declarations before the offer, not after the preliminary contract.
- 02 Count the pines as a line of charges
Under the pines, upkeep never stops: pruning, needles in the gutters and on the roof, moss on shaded façades. Ask for the gardening and pruning invoices of recent years, check whether felling a tree needs a permit, and have what is missing costed by a professional: a Chiberta villa reads over ten years of upkeep.
- 03 Choose shade or light before comparing
Chiberta sells shade, a quality in summer and a constraint in winter: a house under dense cover dries badly and gets little sun. Have the house filmed at several times of day during the pre-viewing, ask for the orientation of the living rooms and where the garden gets the sun, then decide before comparing: in a market where properties rarely come up, hesitation loses them.

Frequently asked questions
Buying in Chiberta: your questions
How much does a property cost in Chiberta?
Chiberta sells in the upper part of the Anglet market, whose median stands at €6,400 per m² for houses and €5,200 per m² for apartments over the 12 months to end of June 2026 according to DVF data. Home Select does not publish prices by district: the DVF record covers the commune as a whole. Most house sales in Anglet fall between €3,400 and €10,600 per m²: an original villa on a large Chiberta plot sits in the upper part of that range, a recent house on a small plot closer to the median.
What types of property are found in Chiberta?
Three types dominate. The neo-Basque or seaside villa from between the wars, on a wooded plot, often enlarged by successive owners. The recent house, more contained, discreet under the trees. And, at the edge on the beach side, a few apartments in residences, the exception in the district. A villa in Chiberta most often changes hands off-market; Home Select works this market through the network as much as through listings.
Is Chiberta suitable for a family?
Yes, for a family that accepts the bicycle or the car for shopping and school. In return, children have the forest, the lake, the golf course and the beaches a few minutes away, in a town of nearly forty thousand inhabitants that lives all year, with its schools and its market hall at Les Cinq Cantons. Home Select has the school catchment of the exact address checked before the offer.
Can you extend or build in Chiberta?
The possibilities are narrow. The local urban plan protects the forest and may classify woodland, the Loi Littoral applies to areas close to the shore, and the risk report says whether the plot is covered by a prevention plan. If the area is exposed to forest fire, brush clearance around the buildings is compulsory. Home Select has these rules and the permits already granted checked before the offer: a dreamed-of extension may be forbidden.
How long does it take to buy in Chiberta, and are there off-market properties?
The timing depends on what is required: a recent house calls for less patience than an original villa on a large plot, which frees up through inheritance or relocation more than by choice. Home Select sets the timetable from the first brief, then the buyer views only the shortlisted properties, first seen on video, in a single trip. Off-market is the rule here. For a project of €2 million and above, the Confidential offer presents off-market properties only, and Home Select is paid on success only.
What are your fees in Anglet?
