01Lake view

Lake view in Annecy: what does it really mean?

Lake Annecy, reputed the purest in Europe, is surrounded by slopes: the mont Veyrier above the eastern shore, the Semnoz above the western shore, the Tournette above Talloires. A lake view is therefore rarely a waterfront view; it is most often a view from a slope, looking down, paid for both for the water and for the mountains opposite. Listings use one word for four realities: the open view over the lake and the peaks; the partial view, framed between two roofs or two trees; the lake glimpse, from a side window or a balcony; and the waterside property with direct access to the lake, almost never listed.

Exposure is the second half of the definition. The eastern shore, from Veyrier to Talloires, lives in the morning sun; the western shore, from Sevrier to Duingt, in the evening sun; the slopes bring shade early, and a summer view says nothing about the January sun. Two neighbouring properties can be worth very different prices for this reason alone: a lake view is looked at in both lights.

Where the view is, shore by shore

Old Annecy and L’Impérial carry the urban view: the old town lives on its canals, the Thiou and the palais de l’Isle, and only sees the lake at its edge, towards the Pâquier; the Impérial district, around the palace and its gardens facing the lake, offers the most contested apartments in town. Annecy-le-Vieux and Albigny climb the northern shore and the slopes of the mont Veyrier: family villas and quiet residences, whose upper floors and sloping plots take the view over the lake.

Veyrier-du-Lac, Menthon, Talloires form the eastern shore, the most prized in France for a lake: properties on the slope, facing the morning, the château de Menthon, the bay of Talloires. Waterside properties cannot be found in listings there; they are handed down or negotiated discreetly. Sevrier and the western shore, with Saint-Jorioz, sell the view over the lake and the Tournette at sunset: a more accessible market, much sought after for its evenings. Duingt and the far end of the lake, finally, keep family properties that rarely sell, in absolute calm twenty minutes from town.

What the view is worth, and what must be checked

The open view over the lake and the peaks is, with access to the water, what makes the value of an Annecy address: it places a property above its district, and the eastern shore above everything. The partial view is worth a highly variable premium depending on what frames it, and the lake glimpse must never be paid for as a view: it is the most common trap in listings. The other trap is to confuse view and access: seeing the lake and going down to it are two distinct rights, and the second is the rarer.

The lake is public domain: a jetty or a mooring depends on a temporary occupation permit, precarious and personal, which does not automatically pass with the sale. The loi Littoral applies to the communes bordering the lake: extensions, outbuildings and pools are strictly regulated, and the 100-metre strip remains unbuildable outside urbanised areas; an impossible permit changes the value of a property more surely than any negotiation. Then come the easements of view and of passage, the banks and retaining walls, the damp of the waterside and the winterising of a house closed for several months.

  1. 01 The jetty

A temporary occupation permit, precarious and personal: access to the water is not bought like an outbuilding, it is checked title by title.

  2. 02 The two lights

Eastern shore in the morning, western shore in the evening: the view is looked at at the opposite hour to the listing’s.

  3. 03 What may grow in front

The neighbour’s trees, a raised roof, a building on a plot still open: the local planning rules are read before the offer.

How Home Select checks the view before a single trip

The view is the criterion that listings exaggerate most and that is usually checked last, on site. Home Select reverses the order. On file first: plan and orientation, plot and land registry, title and easements, the jetty permit if there is one, local planning rules, dated photographs with their time. Home Select’s management runs the search with its network of 15,000 partners, and Home Select receives more than 100 off-market properties every day: on a lake where waterside sales are concluded privately before any listing, that is where the search begins.

Then on video, live, led by Home Select with the seller’s agent, in both lights if possible: every window, the share of water actually visible, the position of the sun, the neighbour’s trees, the slope and the access. The asking price is set against the comparable sales recorded on the same shore. You travel only for the decisive viewings, grouped into a single trip, preferably in spring or in early autumn. Negotiation, securing the sale agreement and coordinating the notaire are then handled remotely, and the ten-day cooling-off period protects you after signing.

Frequently asked questions

Buying a lake-view property in Annecy

Which district for a lake view in Annecy?

The eastern shore, Veyrier-du-Lac, Menthon and Talloires, for the plunging view in the morning sun, at the top of the market; Sevrier and the western shore for the view over the lake and the Tournette at sunset, more accessible; L’Impérial and the slopes of Annecy-le-Vieux and Albigny for a view in town. Old Annecy, for its part, lives on its canals and only sees the lake at its edge.

Eastern or western shore for the view over the lake?

The eastern shore lives in the morning and forms the summit of the lake market; the western shore lives in the evening, sells the Tournette at sunset and offers more opportunities. Home Select hunts both shores in parallel and gives the trade-off an objective basis, with video in both lights to back it.

Does a lake view give access to the lake?

No. The lake is public domain, and seeing the water gives no right to go down to it. A jetty or a mooring depends on a temporary occupation permit, precarious and personal, which does not automatically pass with the sale: its existence, its validity and its chances of renewal are checked title by title before paying for access to the water.

Can a lake view be checked without coming to Annecy?

Yes, for the essentials: plan, orientation, plot, easements and local planning rules are read on file, then a live viewing led by Home Select with the seller’s agent shows every window, the share of water visible and the light at the chosen hour. You travel only once, for the decisive viewings grouped together; negotiation and completion are then handled remotely, with a notarial power of attorney possible.
