Buying a sea-view property in Deauville

Home Select, a prestige property finder, explains here what “sea view” really means in Deauville: the front line of the seafront and Les Planches, the sea at the end of the streets of the golden triangle, the panoramas from the neighbouring heights, and how a view is checked on documents and on video, window by window, before a single trip.

01Sea view

What does “sea view” mean in Deauville?

Deauville lies flat behind an immense beach: the sea can only be seen head-on, from the front line of the seafront and Les Planches, or from above, from a high floor. In the golden triangle, between racecourse, casino and sea, the villas have the sea at the end of the street, not under their windows. Listings say “sea view” in every case; they are not worth the same.

A second feature belongs to the Channel: the tide. At low tide the sea pulls far back across the sand, where thoroughbreds train in the early morning; depending on the hour, the window gives onto water or onto a stretch of sand. As for “feet in the water”, there is no such thing here: the beach and Les Planches always separate the buildings from the shore, which belongs to the public maritime domain. The view can be bought; private access to the sea, never.

Views can be ranked in four degrees: the open, head-on view from the front line; the partial or angled view between two buildings; the glimpse from a single window, often under the roof; and the panorama from the neighbouring heights, which takes in the bay. Home Select first has the seller name the room, the window and the floor from which the sea can be seen.

Where is the sea view found, district by district?

Seafront and Les Planches: this is where Deauville’s genuine sea view lies, the front line facing the Channel, apartments of standing in Belle Époque and contemporary buildings. It is the most liquid value on the Côte Fleurie, to be sorted on the quality of the co-ownerships. To the east, towards the mouth of the Touques, the residences of Port-Deauville look over the basins and, for some, the sea: a mixed view, to be checked apartment by apartment. The golden triangle of Deauville sells the sea on foot more than the sea in view.

For the sea seen from above, you must cross to another bank. Trouville-sur-Mer, across the Touques, sets its villas and character houses on the hill, with the beach and the bay below. Bénerville and Blonville, to the west, offer the sea-view heights of family addresses, five minutes from the centre. Further on, Villers, Houlgate, Cabourg extend the coast of Belle Époque villas: the same sea at gentler values, thirty minutes away.

  1. 01 The front line

Seafront and Les Planches: the head-on view, the promenade at the foot of the building, the reference values.

  2. 02 The heights

Trouville-sur-Mer, Bénerville and Blonville: the panorama over the bay, the villa with a garden.

  3. 03 The sea on foot

The golden triangle of Deauville: the beach at the end of the street, sometimes a glimpse from the top floor.

What are the traps of a sea view in Deauville?

First, the angle: a view framed between two buildings depends on what the neighbour will raise, extend or let grow. No right guarantees a view: only an easement written into the deeds, or the height rules of the local plan, limit what may be built in front. Then orientation: the coast faces north, and the seaward façade gets little direct sun. Finally noise: the promenade and the terraces in summer, scarce parking.

The seaside has traps of its own. Salt and wind work on façades, balconies, railings and joinery: a seafront building ages faster. Read the minutes of the last general meetings, the works voted and the charges, and have the works costed before the offer. Then there is the Loi Littoral, which makes the 100 m strip from the shore unbuildable outside built-up areas; in a town already built up, it is the local plan that says what may change in front of your windows.

How Home Select checks the view before your trip

Outside the Île-de-France, the search is led by the management of Home Select, a firm founded in 2011 that works for the buyer alone, with its network of 15,000 partners: more than 100 off-market properties received every day and 1,700 listing sites monitored, which matters where fine addresses pass from family to family. The starting point is a brief set by video call or telephone: use, budget, degree of view required, tolerance for the bustle of summer.

Each property is qualified on documents: plan, floor, orientation, photographs from every window, meeting minutes, the surveys the seller must provide. The video pre-viewing, led by Home Select with the seller’s agent, then shows the view window by window, the balcony and the seaward façade. The price is set against comparable DVF sales. You travel only for the decisive viewings, grouped into a single trip; Home Select negotiates, secures the offer, coordinates the notaire and is paid only on success: nothing is owed before completion.

Frequently asked questions

Buying a sea-view property in Deauville

Which district for a sea view in Deauville?

Seafront and Les Planches for the head-on view, in a front-line apartment. For the view from above, Trouville-sur-Mer and its villas on the hill, or Bénerville and Blonville and their family heights. The golden triangle of Deauville sells the sea on foot, rarely the sea in view; Villers, Houlgate, Cabourg, the same sea at gentler values.

Can you buy a sea-view property in Deauville without coming over?

Yes, for everything before the decisive viewings: Home Select receives the documents for each property, has the view filmed in a video pre-viewing with the seller’s agent and sets aside whatever does not hold up. You come once, for the shortlisted properties, and the deed can be signed by notarial power of attorney. Deauville is about two hours from Paris by train.

Does a sea view cost more in Deauville?

Generally, yes: the front line facing the Channel sets the resort’s reference prices, and the gap widens from the next street on. The floor, the state of the building against the spray, the charges and the works voted count as much as the view, though. An open view in a tired co-ownership is negotiated: that is what Home Select documents before proposing a price.

Deauville or Trouville for a sea view?

Two banks, two views. Deauville sells the head-on view, from the front-line apartments; Trouville-sur-Mer also sells the view from above, from its villas on the hill, in a town that lives all year round. Use decides: an apartment locked up between two weekends, or a house with a garden. Home Select compares both banks in the same search.

What are your fees in Deauville?

Home Select, a property finder in Deauville, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
