Buying a sea-view property in Arcachon
Home Select, a prestige property finder, explains here what « sea view » really means in Arcachon, where the sea is first of all the bay: the open view of the front line, the partial view, the glimpse, the Pyla corniche open towards the channels. District by district, what the view is worth, its traps, and how Home Select checks it on file and on video before a single trip.

Sea view in Arcachon: what does it really mean?
In Arcachon, a sea view is a view over the bay: Cap Ferret opposite, the île aux Oiseaux and its stilt cabins offshore and, from Pyla, the channels opening onto the ocean. Listings, however, use one word for five realities: the open view of the front line, facing the water with nothing in front; the partial view of the second line, framed between two buildings or over a roof; the sea glimpse, from a side window or a balcony; the elevated view, filtered by the pines, from La Ville d’Hiver or the Pyla corniche; and the seafront, with or without a view depending on the floor, which sells the beach on foot more than the panorama.
One peculiarity changes everything here: the tide. The bay partly empties twice a day, and the view of water becomes a view of sandbanks and channels. Both must be seen before buying. Exposure matters just as much: the bay front of the centre faces north and takes the westerly wind and the spray; the Pyla corniche faces west and the evening light. Orientations are read on the plan, then checked on video at two different hours.

Where the view is, district by district
The seafront and the centre carry the most sought-after view: the front line, from the jetée Thiers towards Le Moulleau, in Belle Époque and contemporary buildings facing the bay. It follows its own price rules and sells fast; the second line offers partial views and real opportunities, to be sorted floor by floor. Pereire extends this line westwards, with buildings facing the beach in a quieter district, a notch below the centre.
Le Moulleau sells the beach on foot and the village spirit more than the panorama: the view there belongs to a few beachfront addresses and to villas under the pines, in glimpses. Pyla-sur-Mer is the other great district of the view: the corniche overlooks the bay, and the streets along the cliff edge, looking at Cap Ferret and the channels, carry the highest values of the Arcachon market. La Ville d’Hiver, on its hill, offers from some villas an elevated view filtered by the pines, never a seafront view; in Les Abatilles, in the pinewood, the water is reached on foot more than it is seen.

What the view is worth, and what it costs
The open view of the front line is the most liquid and the dearest property in Arcachon: it resells effortlessly, because demand seeks it first and supply is fixed by the shoreline. The partial view is worth a highly variable premium, depending on what frames it: an angle between two buildings is worth a lot if water fills the living-room window, almost nothing if it is guessed from the kitchen. A sea glimpse must not be paid for as a view: it is the most common trap in listings.
What the view then costs is read in the co-ownership. Salt, westerly wind and spray make façade works and joinery recurrent; works voted but not yet called can weigh heavily; the noise of the seafront is judged in season, not in February. The loi Littoral protects the 100-metre strip outside urbanised areas, and the shore belongs to the public maritime domain: a front-line property never owns the beach it overlooks.
- 01 The angle and the facing buildings
A view framed between two buildings depends on what the neighbour may build or raise: the local planning rules are read before the offer.
- 02 Exposure and wind
The bay front takes the westerly wind and the spray; joinery and terraces bear the marks.
- 03 The tide
Two views for the same property: water at high tide, sandbanks and channels at low tide.

How Home Select checks the view before a single trip
The view is the criterion that listings exaggerate most and that is usually checked last, on site. Home Select reverses the order. On file first: plan and orientation, floor, dated photographs, minutes of the general meetings and the maintenance log, local planning rules for what may be built in front, the tide times on the day of the video viewing. Home Select’s management runs the search with its network of 15,000 partners, and Home Select receives more than 100 off-market properties every day: on a bay front where the finest addresses sell without a shop window, that is where the search begins.
Then on video, live, led by Home Select with the seller’s agent: every window, every balcony, the real angle of the view, the position of the sun, the noise at the time of the viewing, the condition of joinery and façades. The asking price is set against the comparable sales recorded in the sector, front line against front line. You travel only for the decisive viewings, grouped into a single trip, preferably between autumn and spring, when the properties come out. Negotiation, securing the sale agreement and coordinating the notaire are then handled remotely.

Frequently asked questions
Buying a sea-view property in Arcachon
Which district for a sea view in Arcachon?
The seafront and the centre, on the front line from the jetée Thiers towards Le Moulleau, for the open view over the bay; Pereire for the same view in a quieter district; the corniche of Pyla-sur-Mer for the villas overlooking the bay and the channels.
Bay view or ocean view in Arcachon?
Arcachon looks at the bay: that is the Arcachon view, with Cap Ferret opposite, the île aux Oiseaux and the movement of the tides. Ocean views are found to the south, at Pyla and at the foot of the dune du Pilat, where the coast opens onto the channels and the Atlantic. The brief sets which one you are looking for.
Is a sea glimpse worth the price of a sea view?
No. A glimpse, visible from a side window or by leaning over the balcony, must not be paid for as an open view, and a partial view is worth what frames it. Home Select measures the view window by window, on video, and sets the asking price against the comparable sales of the same sector before any offer.
How can a sea view be checked without travelling?
On file then on video: plan and orientation, floor, dated photographs, local planning rules, then a live viewing led by Home Select with the seller’s agent, window by window, at both tides if possible. You travel only once, for the decisive viewings grouped together; negotiation and completion are then handled remotely.
