What the latest sales say, not the listings

The published land registry data, the demandes de valeurs foncières, records 117 retained sales in Val-d’Isère over the 12 months to end of June 2026. They describe an apartment market: 115 sales, for a median of €14,700/sqm and a median floor area of 41 sqm. Houses, whole chalets included, are too few among the sales of the period for a median to be published: the whole chalet remains extremely rare, it often changes hands through networks, and its value does not read in a median.

The range is very wide: from the first to the last tenth of sales, apartments go from €9,500/sqm to €32,300/sqm, roughly one to three. That spread describes the resort as it is: a small apartment in a residence and a large characterful apartment in the village centre do not play in the same category. The median places the market; it does not say what your precise address will cost.

Price by number of rooms: here, the larger apartment costs more per square metre

The table on this page details the median by number of rooms, and it says the opposite of many towns: in Val-d’Isère, the price per square metre is highest on the larger floor areas. One-room apartments sell at €13,700/sqm (33 sales), two rooms at €12,900/sqm (36 sales), five rooms and more at €21,700/sqm (22 sales). Three and four rooms are too rare among the sales of the period for a published median. In a stock made of small floor areas, the apartment able to host a whole family for the holidays is the rare object, and scarcity has its price.

What these figures do not say: the real distance to the lift, measured on foot, winter parking, the aspect and the charges, which weigh heavily in a chalet co-ownership. Communal heating, snow clearance, concierge services and voted works change the real cost of a property, and the energy performance of an old building weighs on its value. The surveys, including the energy performance certificate, are the seller’s responsibility: they are read before talking price, and works are costed before the offer.

Since June 2022: +31%, with a slight dip at end of June 2025

The series of apartment medians, shown on this page, tells a clear rise, but not a straight one: €11,300/sqm at end of June 2022, €12,500/sqm at end of June 2024, a slight dip to €12,400/sqm at end of June 2025, then the climb back to €14,700/sqm over the 12 months to end of June 2026. Over one year, the median rose by 19%; since June 2022, by 31%. On so narrow a market, the curve reads over several years, not over one.

No forecast here: registered sales describe the past, not the coming winter. What they allow is to recognise a fair price when a property appears, and not to pay yesterday’s rise twice. Nor do they tell the speed: in Val-d’Isère, well-placed properties are decided within weeks, sometimes within days, above all as winter approaches.

Val-d’Isère against its neighbours: Tignes and the lower valley

The neighbouring sectors publish their own apartment medians, and the gap is clear. Tignes, the other resort of the Espace Killy, stands at €10,000/sqm: the same ski domain, another way of living in it. Down the valley, Peisey-Nancroix and Landry read at €6,100/sqm, Bourg-Saint-Maurice and Séez, around the TGV station, at €5,500/sqm: the lower valley divides the price, at the cost of about an hour’s drive. Val-d’Isère remains the top of the sector, carried by a preserved old village and building land that is all but gone.

On this market, Home Select builds each offer on comparable DVF sales, the technical condition of the property, its charges and the seller’s situation: the median frames, it does not decide. The search is run by the management of Home Select with its network of 15,000 partners; pre-viewings are done by video with the seller’s agent, and you travel only for the decisive viewings, grouped into a single trip. Fees are due 100% on success: 2.5% incl. VAT of the net purchase price with the Exclusive offer, minimum €10,000 incl. VAT; 1.5% incl. VAT of the net purchase price with the Confidential offer, reserved for projects of €2M and above, where only off-market properties are presented. Nothing is due before completion.

  1. 01 Tignes

€10,000/sqm for apartments: the other resort of the Espace Killy, well below the Val-d’Isère price.

  2. 02 Peisey-Nancroix and Landry

€6,100/sqm for apartments: down the valley, less than half the Val-d’Isère price.

  3. 03 Bourg-Saint-Maurice and Séez

€5,500/sqm for apartments: the TGV station town, about an hour’s drive away, the bottom of the scale.

Property prices in Val-d’Isère in 2026

What is the price per square metre in Val-d’Isère in 2026?

The median of apartment sales registered in Val-d’Isère stands at €14,700/sqm over the 12 months to end of June 2026, across 115 sales, within a range of €9,500/sqm to €32,300/sqm from the first to the last tenth. Houses are too rare among the sales of the period for a published median. These benchmarks come from the demandes de valeurs foncières; the table on this page details the median by number of rooms.

Have prices risen in Val-d’Isère?

Yes: the apartment median rose by 19% over one year and by 31% since June 2022, from €11,300/sqm to €14,700/sqm, with a slight passing dip to €12,400/sqm at end of June 2025. It is the rise of a market of scarcity, where building land is all but gone. Registered sales describe the past: no forecast follows from them, and no capital gain is guaranteed.

Is Val-d’Isère dearer than Tignes?

Yes, clearly: a €14,700/sqm apartment median in Val-d’Isère, against €10,000/sqm in Tignes, the other resort of the Espace Killy. Down the valley, Peisey-Nancroix and Landry read at €6,100/sqm and Bourg-Saint-Maurice and Séez at €5,500/sqm. The gap says what Val-d’Isère sells: a preserved old village, a rare supply and a loyal international clientele.

How does Home Select set the price of an offer in Val-d’Isère?

Home Select checks each property against comparable DVF sales, then corrects for what the median ignores: the real ski access, the floor, the aspect, the condition of the wood-and-stone building, the charges and the works voted by the co-ownership. The offer is prepared on documents and after a video pre-viewing with the seller’s agent, and Home Select’s fees are due 100% on success: nothing is due before completion.

What are your fees in Val-d’Isère?

Home Select, a property finder in Val-d’Isère, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
