Buying in Juan-les-Pins, Antibes

Juan-les-Pins is the seaside resort of Antibes, on the bay of Juan between Golfe-Juan and the Cap d’Antibes: sandy beaches, the Pinède Gould and its jazz festival, Port Gallice, seafront residences and villas from the inter-war years, where buyers look for the sea-view apartment and the pied-à-terre. Home Select searches there for the buyer alone, off-market included, sorts the co-ownerships with rigour and negotiates through to the keys.

Living in Juan-les-Pins

Daily life in Juan-les-Pins happens on the seafront. Sandy beaches line the bay of Juan facing the Lérins islands and the Estérel, between public beaches and private beach clubs. The Pinède Gould, the pine grove at the heart of the resort, serves as the residents’ garden; Port Gallice, on the cap side, opens onto the sailing life. The shopping streets run down from the station to the pinède, and the Provençal market of old Antibes is a few minutes away along boulevard Wilson.

The resort changes face with the seasons. In summer Juan-les-Pins lives late: Jazz à Juan under the pines in July, terraces, beach clubs and nightspots keep the centre going until morning, and traffic and parking saturate in July and August. Noise is checked street by street. Out of season the resort returns to the rhythm of a residential district: shops open all year, the Juan-les-Pins station on the coastal line, which puts Antibes, Cannes and Nice within reach by regional train.

The buildings and what sells in Juan-les-Pins

Juan-les-Pins owes its buildings to the golden age of the 1920s and 1930s, when the resort became one of the summer addresses of the Riviera: villas and former hotels of the inter-war years, Art Deco façades of which the former Hôtel Le Provençal remains the emblem above the pinède. Some of those villas have been divided into apartments or replaced by residences; those that survive with their garden are rare and sought after, above all towards Port Gallice and the first slopes of the cap.

The seafront belongs above all to the residences of the 1960s and 1970s: seafront buildings with continuous balconies, turned towards the bay and the setting sun, which offer the most open sea views in the resort, from the one-bedroom flat to the large top floor with terrace. A few contemporary residences complete them. Between two comparable apartments, everything turns on the floor, the orientation, the condition of the co-ownership and the share of units lived in year-round: that is where the differences in value are made.

Streets and micro-sectors

  1. 01

The Pinède Gould and the casino

At the centre of the resort, the Pinède Gould runs down to the beach between the casino and the former Hôtel Le Provençal: this is where Jazz à Juan sets up its stage every July and where the nightlife concentrates. The apartments around it gain the sea on foot and the resort at the foot of the building; they also take the noise of summer evenings. A pied-à-terre for regular use rather than a family home: upper floors and the position of the bedrooms are checked first.

  2. 02

    Boulevard Édouard-Baudoin, towards Port Gallice

From the pinède to Port Gallice, boulevard Édouard-Baudoin runs along the beach, lined with beach clubs and residences turned towards the bay. It is the most sought-after line for a sea-view apartment in Juan-les-Pins: evening light, sand at the foot of the building, a view of the Lérins islands. The counterpart is summer traffic, salt spray on the façades and seasonal neighbours.

  3. 03

Port Gallice and the entrance to the cap

At the end of the resort, Port Gallice marks the passage to the Cap d’Antibes. The buildings change: lower blocks, villas with gardens, the first addresses of the cap looking over the bay of Juan. Buyers come here for calm within reach of the resort, closeness to the boat and an apartment of a few rooms in a co-ownership lived in all year. Properties are rare and often come out without a listing.

  4. 04

The centre, from the station to the pinède

Between the Juan-les-Pins station, on the coastal line, and the pinède, the shopping streets mix year-round shops, terraces and buildings of every period. Here one buys the one- or two-bedroom apartment at a more measured price than on the front line, a few minutes’ walk from the beach and the train. Apartments on a courtyard or in the set-back streets are negotiated differently from those on the main streets.

How Home Select hunts in Juan-les-Pins?

Home Select follows property in Juan-les-Pins building by building, with a written brief drawn up by video call that sets the view required, the floor, the orientation, the distance to the beach and the noise tolerated. Home Select receives more than 100 off-market properties every day from its network of 15,000 professional partners, which opens up the sea-view top floors sold without a listing. The search is run remotely: each apartment is qualified from the documents, then the property finder has a video pre-viewing carried out with the seller’s agent before presenting it.

Before the offer, the property finder audits what makes the value or the risk of a seafront property: minutes of the general meetings, façade works approved or pending, waterproofing of terraces and balconies exposed to salt spray, real service charges, share of units occupied year-round, co-ownership rules. The asking price is set against comparable DVF sales in the building and the street. The buyer views only the shortlisted properties, first seen on video, in a single trip for the decisive viewings; Home Select then negotiates for the buyer alone and secures the file through to completion, with the notaire coordinated.

Three finder’s reflexes in Juan-les-Pins

  1. 01 Listen to the resort on a July evening

An apartment in Juan-les-Pins is not the same on a winter morning and on an evening of Jazz à Juan: terraces, beach clubs, nightspots and traffic cannot be heard on a weekday viewing at noon. The property finder has a second video pre-viewing carried out at the least favourable time before advising an offer, above all for bedrooms on the street side or the pinède side.

  2. 02 Read the service charges before the balcony

Facing the sea, salt spray ages façades, railings and waterproofing fast: the last three general-meeting minutes, the maintenance log and the approved budget say what the address will really cost. A building empty for most of the year is not maintained like a residence lived in all year. The property finder obtains these documents before the viewing, and the amount of approved works enters the negotiation.

  3. 03 Check the parking and the real time to the sand

In season, parking saturates: a private space or a garage changes the use of a pied-à-terre. The video pre-viewing checks the space or the garage attached to the lot, and the real walking time to the beach. It also films the view from every room: a direct view over the bay, a side view and a glimpse between two buildings are not paid for in the same way, and the property finder sets them against comparable DVF sales.

Frequently asked questions

Buying in Juan-les-Pins: your questions

How much does an apartment cost in Juan-les-Pins?

Juan-les-Pins sells around the Antibes median, with major differences depending on the address. The median for apartments in the commune stands at €5,200 per m² over the 12 months to end of June 2026 according to DVF data, up 3% over one year and 14% since June 2022. Home Select does not publish prices by district: the DVF record covers the commune as a whole. Most apartment sales in Antibes fall between €3,600 and €7,900 per m²: an upper floor with a sea view on the front line sits at the top of that range, a second-row residence in need of renovation, below the median.

What types of property are found in Juan-les-Pins?

Four types: the sea-view apartment in the seafront residences, from the one-bedroom flat to the top floor with terrace; the one- or two-bedroom pied-à-terre in the streets of the centre; the character apartment in a divided inter-war villa or building; and, rarer, the villa in Juan-les-Pins with a garden, towards Port Gallice and the entrance to the cap. Large sea-view apartments on the front line and villas often change hands off-market.

Does Juan-les-Pins suit a family?

Yes, preferably in the streets set back from the seafront and the night-time centre, in a co-ownership lived in all year. Local schools are reached on foot or by bus, and the Juan-les-Pins station puts Antibes, Cannes and Nice within reach by regional train. Sandy beaches, the pinède and the port serve as playgrounds. Summer changes neighbourhood life: families settled year-round choose the address for its calm out of season and accept the liveliness as the price of the beach.

What constraints apply to works in a seafront apartment?

Interior works fall under the co-ownership rules; touching load-bearing walls, enclosing a balcony or changing the windows requires a vote at the general meeting and, for the external appearance, planning consent. On the shore, the Littoral law and the public maritime domain govern the beach and its accesses, and the surveys are the seller’s responsibility. Have the works costed by a professional before the offer: Home Select brings the amount into the negotiation.

How long does it take to buy in Juan-les-Pins, and are there off-market properties?

The Juan-les-Pins market is deep and the listed supply plentiful: the time goes into sorting, not waiting. Home Select sets the timetable from the brief, then keeps to it: qualification from the documents, video pre-viewings, a single trip for the decisive viewings, offer, then securing the file through to completion. Off-market properties exist: sea-view top floors and villas at the entrance to the cap sold through networks before any listing. For projects of €2 million and above, the Confidential offer presents off-market properties only.

What are your fees in Antibes?

Home Select, a property finder in Antibes, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
