Buying in La Genette, La Rochelle

La Genette is the residential district in the west of La Rochelle, between the Charruyer park and Le Mail: villas, town houses with gardens and quiet older buildings, the Concurrence beach on foot and the Vieux-Port by bike. Home Select searches there for the buyer alone, off-market included, checks every house from the documents and on video before the offer, and negotiates through to completion.

Living in La Genette

La Genette is lived on foot and by bike. On the town side, the Charruyer park unrolls its long green corridor, its paths and its tall trees; on the sea side, Le Mail, a flower-lined avenue edged with large houses, links the Concurrence beach to the Franck-Delmas park and the casino. The Vieux-Port, the Marché central and its covered halls, the arcades of the old town are a few minutes away by bike, and you can ride along the coast towards Chef de Baie or the Île de Ré bridge.

Daily life is that of a family district that lives all year round: quiet streets, walled gardens, schools, the shops of the centre a few minutes away, the market by bike. In summer, the Concurrence beach and Le Mail fill up, and the Francofolies enliven the nearby Vieux-Port; the inner streets of La Genette stay quiet. Winter hands the coast back to walkers and to the spring tides. Paris is about two and a half hours away by TGV: close enough to come often, far enough for a change of air.

The buildings and what sells in La Genette

The housing of La Genette mixes periods, often on plots planted with trees: nineteenth-century mansions, interwar villas, some of them Art Deco, post-war villas of Basque inspiration, stone town houses aligned on the street with their garden at the back. The large houses of Le Mail, turned towards the sea, form its most visible façade. Each period has its points of attention: roofs and timber frames of the older houses, renders and damp in thick walls, joinery exposed to the westerly wind.

Alongside the houses, La Genette has quiet older apartment buildings, where the family apartment is found, sometimes with a balcony or a shared garden. What is common: the town house with a garden at the back, more or less in need of renovation. What is rare: the villa on a large wooded plot, with a pool, and the house on Le Mail that looks at the sea. These properties seldom change hands, often without a listing, and are negotiated within a local circle that only constant monitoring can reach.

Streets and micro-sectors

  1. 01

The Charruyer park, the district’s green edge

Between La Genette and the old centre, the Charruyer park unrolls a long green corridor, with its paths and tall trees. The houses close to it have the park as a garden and the centre a few minutes’ walk away: this is the address for families who want to do everything without a car. To check: the real view of the park from the living rooms, damp on ground floors beneath the tall trees, and parking, which is tight near the centre.

  2. 02

Le Mail and its large houses facing the sea

A long flower-lined avenue between the Concurrence beach and the Franck-Delmas park, Le Mail lines up large La Rochelle houses on one side and the sea on the other, with small pebble beaches below and the casino. It is La Genette’s head-on sea view, and the rarest address in the district: few houses, often handed down or sold discreetly. The trap: the seafront itself, a busy promenade, spray on the façades, and a risks statement to read before the offer.

  3. 03

The Concurrence beach, at the end of Le Mail

At the end of Le Mail, on the Vieux-Port side, the Concurrence beach is the town-centre beach, a few minutes’ walk from the towers: swimming, evening walks, the old harbour close at hand. The streets of La Genette nearest to it offer the best of both worlds, the beach and the old town on foot. The trap: summer bustle and parking on fine days, to be measured at the exact address, in the video pre-viewing as well as on the plan.

  4. 04

The inner streets of La Genette

At the heart of the district, away from the promenades, the residential streets line up town houses, villas and gardens, with older apartment buildings slipped in between. This is the La Genette of schools, bikes and walled gardens, chosen for a main residence. The sea is not at the window but a few minutes’ walk away. The trap: the gap in value between two neighbouring streets, which comes down to the garden, the orientation and the calm, and which only a comparison of sales makes readable.

How Home Select hunts in La Genette?

Home Select searches in La Genette remotely, from its management, with a written brief set by video call or telephone: house or apartment, garden, number of bedrooms, distance to the park, the beach and the schools, parking. Home Select monitors 1,700 listing sites and receives more than 100 off-market properties every day from its network of 15,000 partners: in a district where fine houses often sell within a local circle, this network is what brings them to light. Each property is qualified from the documents, then seen in a video pre-viewing led by Home Select with the seller’s agent, garden and surroundings included.

Before the offer, Home Select checks what makes the value or the risk of a house in La Genette: real floor area and outbuildings, roof and timber frame, damp in old walls, the seller’s diagnostic reports, easements and party walls, the local plan for an extension or a pool, the risks statement near the seafront. The price is set against comparable DVF sales in the commune. Have the works costed before the offer. Only the shortlisted properties are viewed, in a single trip, then Home Select negotiates for the buyer alone, secures the preliminary contract and coordinates the notaire through to completion.

Three finder’s reflexes in La Genette

  1. 01 Measure the garden before the mouldings

In La Genette, the value of a house lies first in its garden: real area, orientation, overlooking, party walls. Listings readily round up. Ask for the cadastral plan and the boundary survey if there is one, have the garden filmed at the time of day when the sun matters in the video pre-viewing, and set the price against comparable house sales, garden against garden, before discussing the decor.

  2. 02 Probe the old walls and the timber frame

Mansions and older town houses live with sea air and thick walls: rising damp, renders, timber frames and floors are probed before committing. Bring in a building professional, ask for the history of works and the seller’s diagnostic reports, termite report included, and have the works costed before the offer: a tired but sound interior negotiates well.

  3. 03 Read the risks statement near Le Mail

Near the seafront, the risks statement attached to the preliminary contract says whether the address is exposed to marine flooding and which rules apply: the Charente-Maritime coast learnt this with Storm Xynthia. Read it before growing attached to a view, check the level of the ground floor and the living rooms, and ask your insurer. Further into the district, the question arises differently: it is the exact address that decides.

Frequently asked questions

Buying in La Genette: your questions

How much does a property cost in La Genette?

In La Rochelle, the median stands over the 12 months to end of June 2026, according to DVF data, at €4,300 per m² for houses and €4,700 per m² for apartments; most house sales fall between €2,600 and €6,800 per m². Home Select does not publish prices by neighbourhood: the DVF record covers the whole commune. La Genette, with Intra-muros, concentrates the value of La Rochelle: a house with a garden sits above the house median, and the houses of Le Mail facing the sea in the upper part of the range, or above it.

What types of property are found in La Genette?

Houses first: town houses with a garden at the back, nineteenth-century mansions, interwar villas, some Art Deco, post-war villas of Basque inspiration. Then apartments in quiet older buildings. The rarest are the villa on a large plot with a pool and the house on Le Mail facing the sea: they often sell off-market, and Home Select looks for them through its network as much as through constant monitoring.

Is La Genette suitable for a family?

Yes, it is its first use: quiet streets, gardens, schools, the Charruyer park for play and cycling, the Concurrence beach and Le Mail on foot, the centre and the Marché central a few minutes away by bike. School catchments change from one street to the next: Home Select checks the catchment of the exact address before the offer. Summer only calls for choosing the right street, away from the bustle of the seafront.

Can a house be extended or a pool built in La Genette?

Case by case. The local plan sets the footprint, heights, setbacks and green spaces, and may protect a notable façade or fence; within the surroundings of a historic monument or a remarkable heritage site, exterior works require the opinion of the Architecte des Bâtiments de France. Depending on its size, an extension or a pool requires a prior declaration or a building permit. Home Select checks the existing permits and what the plot allows before the offer.

How long does it take to buy in La Genette, and are there off-market properties?

The timing follows how demanding the brief is: a town house with a garden comes up more often than a villa on a large plot or a house on Le Mail. Home Select sets the timetable at the outset and keeps to it: the brief in winter, video pre-viewings in spring, a single trip for the decisive viewings, between March and June or in September-October. Off-market properties exist: houses handed down within families, discreet sales between connoisseurs. For projects of €2 million and above, the Confidential Offer presents off-market properties only.

What are your fees in La Rochelle?

Home Select, a property finder in La Rochelle, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above. Home Select is paid on success only: nothing is due until you have bought.
