Where to buy in Sète: the districts

Home Select, a prestige property finder, describes here the five districts of Sète for what they really offer: the fisherman’s house and the waterside apartment of the old centre, the panoramic house of the mont Saint-Clair, the apartment facing the sand on the corniche, the low house of La Pointe-Courte, the simple apartment of the Môle. For each: the buyer, the traps, the relative budget.

01Districts

One town, five markets

Sète stretches between the sea and the Thau lagoon, on and around the mont Saint-Clair, with its canals, its swing bridges and its commercial, fishing and marina ports. The town has about forty-four thousand inhabitants and lives all year round from its port and its lagoon: it is not a resort. Each district is almost a commune in itself, with its own level and its own clientele, and the gap is played out from one quay to the next, sometimes from one street to the next.

The market moves at two speeds: the renovated quays of the canal royal are snapped up, while some districts keep a persistent discount. The change is under way, driven by Montpellier forty minutes away and by a generation that has grasped the value of a fisherman’s house with a view over the water. It rewards patient buyers, not bets: not every district will turn around. Choosing a district means choosing a use, a view and a building before choosing a property.

02Districts

The districts, one by one

  • 01 The old centre and the canals fishermen’s houses, quays in full change

Around the royal canal and its turning bridges: fishermen’s houses with coloured façades, apartments with a view of the water, shops and tables at the door. This is the postcard Sète, in full gentrification, where renovated floors move fast. Check the damp in the walls and the reality of parking before the offer.

  • 02 The mont Saint-Clair and the heights sea and lagoon views, residential quiet

The mountain inside the town: at 183 metres, the mont Saint-Clair offers houses with a view of the sea on one side, the Thau lagoon on the other, between the marine cemetery and the théâtre de la mer. Steep streets, quiet, dependence on the car: the address of panoramas, provided access and real aspect are checked.

  • 03 The corniche and the beaches seafront, sand and feet in the water

The ribbon of beach linking the town to the sea: waterside residences, apartments with a terrace facing the sand, the evening promenade. The season lives most intensely here, and demand is at its steadiest; the sea air makes the buildings’ maintenance record essential reading before the offer.

  • 04 La Pointe-Courte fishermen’s quarter, preserved authenticity

On the other side of the water, the fishermen’s quarter made famous by Agnès Varda’s founding film in 1955: low houses, trawlers, the lagoon and the oysters of Thau opposite. The discount persists here, for those who accept the quarter’s rules: the last true village inside the town, like nothing else.

  • 05 The Môle and the port front ports and trade, the town that works

Around the commercial, fishing and pleasure ports: the working town, professional quays, simple apartments and converted warehouses. A more readable market, where part of the Sète transformation is playing out. Check what the town plans for its quays before signing: here, planning changes value.

03Districts

The old centre and the canals: the town on the water

Around the canal royal and its swing bridges: fishermen’s houses with colourful façades, apartments overlooking the water, shops and tables at the door, the market in the morning. It is the postcard Sète, in full gentrification, where renovated floors go fast. The buyer: the Parisian won over by the canals and the direct TGV, the artist or Northern European who restores a fisherman’s house. The budget: the top of the market on a renovated quay with a view, more measured in the inner streets.

The view over the water there is the canal’s, not the sea’s. And the building is in charge: narrow, deep fishermen’s houses, canal-side walls that drink the damp, few co-ownerships but old ones; two twin houses on the same quay can call for two works budgets. Three checks separate two neighbouring properties.

  1. 01 Damp in the walls

Rising damp, ventilation, render: have the walls tested before the offer, the charm of the façades says nothing about the cost.

  2. 02 Parking

In the centre it is checked at the address, on weekdays as in season.

  3. 03 Façade works and energy

Upcoming façade works and the energy performance of old stock are read in the documents and costed by quote.

04Districts

The mont Saint-Clair and the corniche: the view and the beach

The mont Saint-Clair, at 183 metres, is the mountain in the town: houses with a view of the sea on one side, of the Thau lagoon on the other, between the marine cemetery and the théâtre de la mer. Steep streets, stepped lanes, residential calm: it is the address of the panoramas, rare and contested. The buyer: the family settling in, the young retiree, the buyer of a family house to hand down. The budget: the top of the town when the view is real. The traps: dependence on the car, the access, and the exposure, which decides whether the house truly looks at the sea or only at the lagoon.

The corniche and the beaches form the strip that links the town to the sea: waterfront residences, apartments with a terrace facing the sand, the evening promenade, then the lido running towards Marseillan between the sea and the lagoon. This is where the season is lived most intensely and where demand is most regular. The buyer: the Montpellier resident who comes for the sea, the summer second home, the retiree who wants the beach every morning. The budget: above the rest of the town for a terrace facing the sea. The traps: the sea air, which requires reading the building’s maintenance log before the offer, and the noise of the promenade in summer.

La Pointe-Courte and the Môle: more contained values

Across the water, La Pointe-Courte is the fishermen’s district made famous in 1955 by Agnès Varda’s founding film: low houses, trawlers, the lagoon and the Thau oysters opposite. The discount persists there, for those who accept the district’s rules: it is the last true village in the town. The buyer: the one who loves the place for itself, not the one betting on a turnaround. The trap: believing the district will change; its quays, its hours and its ways will remain those of the fishermen.

The Môle and the port front are the town at work: professional quays, commercial, fishing and marina ports, simple apartments and converted warehouses. The market there is easier to read, at more contained values, and part of the change in Sète is played out there. The buyer: the one looking for floor area or a first pied-à-terre who accepts the port town. The trap: planning, which changes the value here; check what has been voted and what is still only a project on the neighbouring quays before signing.

Home Select compares these five markets remotely, for the buyer’s sole account: each property is qualified on documents and pre-viewed by video before a single trip.

Frequently asked questions

Where to buy in Sète: the districts

What is the most sought-after district in Sète?

There is not one, but three strong demands. The renovated quays of the old centre and the canals are snapped up; the mont Saint-Clair is the address of the views, rare and contested; the corniche has the most regular demand, carried by the beach. La Pointe-Courte and the Môle keep more contained values.

Which district should you choose to live in Sète all year round?

The old centre and the canals to do everything on foot, from the market to the station; the mont Saint-Clair for calm and the view, with the car; the corniche for the beach every day. Sète lives all year round, schools, shops and market included, and Montpellier is forty minutes away. The decisive question remains the daily journey, to be checked at the address before the offer.

La Pointe-Courte or the Môle for a more contained budget?

For different projects. La Pointe-Courte offers the low house facing the lagoon and a discount that persists, provided you love the district for what it is. The Môle offers the simple apartment or the converted warehouse in the port town, on an easier-to-read market where the planning of the quays makes the value. In both cases you buy a place, not a bet on a turnaround.

Can you choose your district in Sète without coming over?

Yes, up to the decisive viewings. Home Select compares the districts remotely with you, on a brief set by video call, qualifies each property on documents, pre-views it by video with the seller’s agent and sets the price against comparable DVF sales. You come only once, for the shortlisted properties, grouped into a single trip.
