Home Select, a buyer’s agent on Belle-Île-en-Mer since 2011, searches for fishermen’s houses and longères under a mandate from the buyer alone, from the harbour of Le Palais to Sauzon, from Bangor and the wild coast to Locmaria and its long beaches. Home Select opens access to off-market properties through its network of 15,000 partners, with fees 100% on success: nothing is due before completion.

Forty-five minutes by boat from Quiberon, Belle-Île-en-Mer is the largest of the Breton islands: four communes, Le Palais and its citadel, Sauzon and its harbour, Bangor and the wild coast, Locmaria and its long beaches, and about a hundred villages of longères between two coasts. Value here rests on the village, the view, what the protected site still allows, and rarity: more than half of the houses are second homes.

Why use a buyer’s agent on Belle-Île-en-Mer?

A buyer’s agent works for the buyer, and for the buyer alone. On Belle-Île-en-Mer, over the 12 months to end of June 2026, the sales register shows 26 apartments for 100 houses: apartments are rare here, and being first to know makes the difference.

  1. The brief

Everything starts with a thorough conversation: the use of the property, the real budget, the non-negotiable criteria, the calendar. This written framing becomes the roadmap of the hunt, and avoids the months lost viewing beside the point.

Every property put to you matches your brief: the search hits the mark from the first week.

On Belle-Île-en-Mer, the search covers every neighbourhood and can extend, if your project calls for it, to Carnac and La Trinité-sur-Mer.

  2. Sourcing, off-market included

Home Select covers the whole market: published listings, and above all what is never displayed anywhere. Home Select receives properties every day from its professional partners before they go on sale, and approaches owners directly when the setting calls for it.

You see properties before the market does, and sometimes properties that will never be published.

On Belle-Île-en-Mer, Home Select looks first at the top of the market: the tenth of house sales completed above €7,800/m² over the 12 months to end of June 2026.

    Understand Home Select’s off-market access
  3. Pre-visits

Every lead is verified and analysed for you, on file then on a video viewing: technical sheet, first figures. You only travel for properties that truly match the brief.

Fewer journeys: your decisive viewings grouped into a single trip, on the shortlisted properties only.

On Belle-Île-en-Mer, the median property sold over the 12 months to end of June 2026 measures 49 m² for an apartment and 92 m² for a house: the pre-visit first checks the real floor area, condition and aspect.

  1. Negotiation

The offer is drafted and defended by Home Select, complete file in hand. The negotiation covers the price, but also the conditions, the timelines and the works revealed.

You buy at the right price, every offer defended with the area’s actual sales in hand.

On Belle-Île-en-Mer, from Auray et Crac’h to Carnac et La Trinité-sur-Mer, the median gap reaches +46 %: the neighbourhood prices the property as much as its floor area. Every offer is therefore argued with sales from the same area, never with a city-wide average.

  2. Securing

Preliminary contract read line by line, surveys, co-ownership rules, charges, easements: every document is checked before you commit. The points of vigilance specific to each local market are in Home Select’s checklists.

You commit with full knowledge of the facts, with no bad surprise after signing.

On Belle-Île-en-Mer, three checks before any offer, set out just below: read the site before the project, check the water and the drainage and cost the works with the crossing.

  3. The keys

Home Select stays by your side through to the signing before the notaire, and after: contractors, formalities, moving. Its work ends when you are settled in, not when the deed is signed.

A timetable framed at the first conversation, then kept: at every stage you know where your purchase stands.

Buying on Belle-Île-en-Mer: three finder’s reflexes

  1. Read the site before the project

Protected sites, land of the Conservatoire du littoral, Loi Littoral: an extension, a pool, a converted outbuilding are not decided as on the mainland. Have the local urban plan, the zoning of the plot and the protections read before the offer, and ask for a planning certificate for the project you have in mind.

  2. Check the water and the drainage

The island’s water is rationed in summer, and many houses in the villages are not connected to the mains: the inspection report of the private drainage is read before the offer, and a non-compliant installation is redone within the year after the purchase. Ask also where the water comes from, well or mains. The report of the public service for non-collective sanitation must be less than three years old when the deed of sale is signed.

  3. Cost the works with the crossing

Tradesmen and materials often come from the mainland: works take longer and cost more than on the coast. Have the condition of the walls, roof and joinery surveyed against salt and wind, then the works costed by tradesmen who know the island, before the offer, not after signing.

Where does the property market on Belle-Île-en-Mer stand in 2026?

Page updated on 9 October 2026, reviewed by Jean Mascla, founder of Home Select

Over the 12 months to end of June 2026, 126 sales were recorded on Belle-Île-en-Mer: enough to choose from, never enough for the finest addresses.

After +13% since June 2022, the past year pauses (-4%): room to negotiate, no reason to worry.

Sales range from €3,300/m² to €5,900/m²: address and condition make the price.

Belle-Île is a market for houses, played out across a few very different addresses. In Sauzon, the fisherman’s house with coloured shutters on the harbour, the most sought-after and the most expensive on the island; in Le Palais, the townhouse and the captain’s house behind the citadel, with shops open all year; in Bangor and Locmaria, the longère in a village, a few minutes from the wild coast or the Grands Sables. Demand comes from families from Paris, Nantes and Rennes, and from buyers living abroad who come back every summer.

Value turns on what a listing leaves out: the view over the harbour or the moor, the exposure to the wind of the wild coast, the village and its neighbours closed for the winter, what the protected site and the Loi Littoral still allow, the private drainage, the water, rationed in summer. Granite and schist walls live with salt and damp, which the energy performance certificate does not sum up; tradesmen often come from the mainland, and works take longer and cost more.

The calendar does the rest: summer saturates the boats and the villages, winter shows the island as it is lived all year. Home Select runs the search remotely, from its management and with its network of partners: every property is qualified on documents and in a video pre-viewing, and the buyer crosses only for the decisive viewings, grouped into a single trip.

Where to buy on Belle-Île-en-Mer, neighbourhood by neighbourhood?

From the harbour of Le Palais to the ria of Sauzon, from the wild coast of Bangor to the Grands Sables of Locmaria, then to the inland villages: five ways of living on the island.

  • Le Palais and the citadel

The arrival harbour of the boats from Quiberon, dominated by the citadel fortified by Vauban at the end of the 17th century: the island’s main town, with its quays, its townhouses and captains’ houses, its shops, its schools and its market, all year round. The search here is for the house lived on foot, from the harbour to Ramonette beach. Near the citadel, visible works go through the heritage architect (architecte des Bâtiments de France).

  • Sauzon and its harbour

At the head of a ria, the harbour of Sauzon lines up its white fishermen’s houses with blue, green or red shutters: the picture of the island, and its most sought-after address. Supply is limited, and many houses change hands without a listing. The house on the harbour is paid for its view; the villages around it, Kerzo, Port-Fica, for their quiet and the closeness of the Pointe des Poulains.

  • Bangor and the wild coast

The commune of the wild coast: the needles of Port-Coton painted by Monet, Donnant beach and its waves, the Grand Phare of Goulphar above the moors. The village centre lies inland; houses are sought in the hamlets, granite longères a few minutes from the cliffs. Exposure to the wind and the protection of the site are checked before the offer.

  • Locmaria and the Grands Sables

At the eastern tip of the island, Locmaria looks towards the mainland: the Grands Sables, the longest beach on Belle-Île, Port-Andro, the Pointe de Kerdonis and its lighthouse, and quieter villages, where the longère and the family house can still be found at gentler prices than in Sauzon. The village centre keeps its church and a few shops; the rest is lived by car or by bicycle.

  • The inland villages

Belle-Île has about a hundred hamlets, called villages here: granite and schist longères under slate, farms and their outbuildings, amid farmland, a few minutes from both coasts. This is where the houses with real land are found, and the renovation projects. Private drainage, zoning and the change of use of outbuildings are read before the offer. The word “village” has no legal weight here: under the Loi Littoral, building can only extend in continuity with towns and villages recognised as such by the planning documents, and a hamlet of a few longères is not always one of them.

Why live and buy on Belle-Île-en-Mer?

Le Palais is lived on foot: the quays where the boats from Quiberon berth, the citadel that Vauban fortified at the end of the 17th century, the lanes of captains’ houses, the market, the schools and the shops that stay open in winter. It is the heart of the largest island in Brittany, 84 square kilometres and four communes, and it lives on when the beaches empty.

The rest is lived outdoors. In Sauzon, the fishermen’s houses with coloured shutters around the harbour and the path to the Pointe des Poulains, where Sarah Bernhardt bought a fort in 1894; in Bangor, the needles of Port-Coton that Monet painted in 1886, Donnant beach and the Grand Phare; in Locmaria, the Grands Sables and the Pointe de Kerdonis; everywhere, the coastal path that circles the island. Summer saturates the boats; winter gives the island back to its residents.

The island has two coasts, and two climates for a house. To the north-east, facing the mainland, the sheltered coast of Le Palais, Sauzon and Locmaria holds the harbours, the sandy beaches and the calm water of the moorings. To the south-west, the wild coast takes the Atlantic swell head-on: cliffs, narrow coves, short heathland battered by the wind. Between the two lie a few kilometres of farmland and villages. For a house, the choice of coast decides everything: shelter for the garden, spray on the façade, morning light or the sunset.

Part of this coast will never be sold: land acquired by the Conservatoire du littoral, the national coastal protection agency, joins its own estate, which is inalienable, and stays natural, most often open to walkers. For a neighbouring house, that means a view nobody can build on, but sometimes also a public footpath at the end of the garden. Listed sites follow the same long-term logic: what you buy on the edge of the heath will stay on the edge of the heath. Before the offer, locate the plot in relation to this land: its boundary sometimes runs right along the garden.

How to buy on Belle-Île-en-Mer from abroad?

Belle-Île is reached by boat from Quiberon, in forty-five minutes, all year round, cars included by reservation; in summer, seasonal crossings also leave from Vannes, Port-Navalo, Lorient and Le Croisic. From Paris, the TGV reaches Auray in about 2 hr 45, then Quiberon is half an hour away by road; Lorient airport is about an hour from Quiberon, Nantes airport about two hours. An airfield, at Bangor, takes light aircraft. On the island, second homes are in the majority, and France imposes no condition of nationality or residence on a buyer. For a buyer living abroad, the difficulty is not the welcome but managing from afar: a fisherman’s house in Le Palais or Sauzon is simple to close and watch over, a longère in a village calls for a caretaker, a gardener and tradesmen who know the island. Home Select counts 50% of expatriate or international clients and runs every purchase remotely.

Buyer’s agent on Belle-Île-en-Mer: your questions

How much does a 5 rooms and more house cost on Belle-Île-en-Mer?

Over the 12 months to end of June 2026, 5 rooms and more traded at a median of €4,000/m², on a median surface of 132 sqm (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). A median home of the bracket changes hands around €528,000; condition, floor and address then make the rest of the price.

What can you buy with €1,000,000 on Belle-Île-en-Mer?

On Belle-Île-en-Mer, a budget of €1,000,000 buys about 240 sqm of apartment and 215 sqm of house, at the median prices of sales recorded over the 12 months to end of June 2026 (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). This is an order of magnitude, not a valuation: view, floor and condition move the floor area, and Home Select prices your budget property by property from the first conversation.

House or apartment on Belle-Île-en-Mer: what price gap?

On Belle-Île-en-Mer, houses trade at a median of €4,600/m² against €4,200/m² for apartments over the 12 months to end of June 2026: 10% more per square metre, as land and gardens come at a price. Each type of property has its own market: Home Select always compares a property with sales of the same type, never with an average that mixes both.

What notary fees should you expect when buying on Belle-Île-en-Mer?

For a median apartment on Belle-Île-en-Mer, about €206,000 at the median prices of the 12 months to end of June 2026 (49 sqm at €4,200/m²), notary fees on a resale property come to €15,800 to €16,900 depending on the department’s transfer tax rate, or 7.7% to 8.2% of the price. They cover transfer taxes, the notary’s fees and disbursements, and are paid on the day of signing.

Can you still find an affordable property on Belle-Île-en-Mer?

On Belle-Île-en-Mer, one house in ten sold below €2,400/m² per square metre over the 12 months to end of June 2026, against a median of €4,600/m² (DVF / DGFiP via data.gouv.fr, October 2026 release, 12 months to end of June 2026). The gap comes mostly from condition and location: a property to refresh or slightly away from the centre stays within reach, provided the works are costed before the offer.

Sauzon or Le Palais: which to choose?

Sauzon for the fisherman’s house on the harbour, the finest picture of the island and its dearest address, in a village that lives mostly in summer. Le Palais for the townhouse within walking distance of the quays, the shops and the schools, all year round, and for the convenience of the boat. Between the two, the villages of Bangor and Locmaria offer the longère and the land.

What should you check before buying a house on an island?

The protection of the site and the Loi Littoral, which decide what can be altered; private drainage and water; the condition of the building against salt and wind; and the cost of works, which the crossing increases. Home Select has these documents read before any offer, and has the works costed by tradesmen who know the island.

How long does it take to buy on Belle-Île-en-Mer with a buyer’s agent?

The calendar depends on how rare the target property is in Belle-Île-en-Mer and on your availability: Home Select frames it at the brief, then holds it. Properties are first seen on video, and your decisive viewings are grouped into a single trip.

How do you reach off-market properties on Belle-Île-en-Mer?

Through the network and direct approach: partner notaries, agents and building managers flag properties to Home Select before they are published, and owners are approached when the setting allows. In Belle-Île-en-Mer, the monitoring starts with two sectors: Le Palais and the citadel, then Sauzon and its harbour. That is often where the unfindable property is.

Which village of Belle-Île-en-Mer for a second home?

It depends on use. For short stays and the boat within walking distance, Le Palais. For the picture of the island and the harbour, Sauzon, at the price of rarity. For a house with land, quiet and beaches, a village of Bangor, near the wild coast, or of Locmaria, near the Grands Sables. Either way, judge the house closed for the winter: damp, wind, sea spray, and who opens the shutters in your absence.

How do you buy on Belle-Île-en-Mer without living there?

Home Select, a buyer’s agent on Belle-Île-en-Mer, runs the search remotely from its management, with its network of 15,000 partners. The brief is set by video call or phone, every property is qualified on documents, then in a video pre-viewing run with the seller’s agent, and the price is tested against comparable DVF sales before the negotiation. You cross only for the decisive viewings, grouped into a single trip; Home Select then secures the purchase and coordinates the notaire.

What does the Loi Littoral change on Belle-Île-en-Mer?

This coastal law frames what can be built near the water: outside built-up areas, the 100 m strip measured from the upper limit of the shore cannot be built on, extensions are limited in the areas close to the shore, and the shore itself belongs to the maritime public domain. On an island where much of the coast is a protected site, an isolated house is often kept as it is: a constraint for the project, and a protection for its value.

Do you need a car on Belle-Île?

In Le Palais you live on foot; elsewhere, yes, or a bicycle in summer. The car crosses on the Quiberon boat, by reservation, and many owners keep one on the island all year. Before buying in a village, measure the distance to the village centre, the shops and the harbour, and what the journey becomes in winter.

Can you live on Belle-Île-en-Mer all year round?

Yes, provided you choose your commune: Le Palais concentrates daily life around the harbour, while Sauzon, Bangor and Locmaria live more quietly in winter, a few kilometres by road from the shops and schools. For travel, the boat from Quiberon runs all year, cars included on reservation, and appointments, trains and weekends on the mainland are all planned around it. The best test remains an off-season stay before the offer: a few days in November or February tell you better than summer whether you can live with the island’s rhythm, the wind and the dependence on the boat.

When to search and view on Belle-Île-en-Mer?

Summer makes viewings difficult: the boats are full, the villages too, and the houses show their best side. The right method: set the brief in winter, run the video pre-viewings in spring, then cross for the decisive viewings, grouped into a single trip, outside peak weekends and, if possible, on a windy day.

Can a barn or an outbuilding be turned into a home?

Only if the commune has provided for it, building by building. In an agricultural or natural zone, a barn can in principle become a dwelling only if the planning rules designate it as eligible for a change of use, and the project then goes before a departmental commission whose opinion is binding: the one for agricultural land in an agricultural zone, the one for nature, landscapes and sites in a natural zone. In a listed site, the special authorisation comes on top. Before the offer, check the designation in the rules, then whether the septic system can take one more dwelling.

What should you check when a longère is sold with farmland?

Two rights that can come before yours. If the land is let to a farmer under a rural lease, the sitting tenant has, under conditions, a right of pre-emption, and the lease continues with the new owner. The sale is also notified to the SAFER, the rural land agency, which has, under conditions, its own right of pre-emption. On an island whose interior is farmed, both points are checked before the offer: ask whether a lease is running, and have the price split between the house and the land, to know what is at stake if a pre-emption occurs.

Do you have a buyer’s agent on Belle-Île-en-Mer?

Yes, though not as a local branch: outside Île-de-France, Home Select runs every search from its head office, with its network of 15,000 professional partners. Each property is vetted on paper, then toured in a video pre-viewing led with the seller’s agent, and you travel only once, for the decisive viewings. The guide “Buying property in France remotely” spells out how it works.

How to choose your buyer’s agent on Belle-Île-en-Mer?

To hunt on Belle-Île-en-Mer, check four points: a search mandate on the buyer’s side only, published fees due on success, a written method, proof that lasts. Home Select answers all four: founded in 2011, 1,200+ buyers guided, 4.8/5 on Google (145 reviews), fees displayed, 100% on success.
