01Districts

The heritage centre and the family west

Bordeaux first reads in blonde stone: the Triangle d’Or around the Jardin Public, cut-stone apartments and private mansions, the heart of Bordeaux prestige, and Les Chartrons, the former wine merchants’ houses with their plateaus and town gardens, the most sought character district after the Triangle.

The second reading starts in the west: Caudéran and its double échoppes, Saint-Genès and Nansouty and their town houses, Le Bouscat between park and racecourse. It is the family Bordeaux, where the house with a garden is the most disputed object of the metropolis: well-exposed examples leave in days, often without full advertising.

The districts, one by one

  • 01 Triangle d’Or and Jardin Public cut-stone apartments, the heart of Bordeaux prestige

The triangle between the allées de Tourny, the cours Georges-Clemenceau and the Jardin Public: private mansions, eighteenth-century cut-stone buildings, noble floors with enfilades. The top of the Bordeaux market, where fine addresses often sell by private agreement.

Read: Triangle d’Or and Jardin Public

  • 02 Les Chartrons former wine merchants’ houses, large floors and town gardens

The wine-merchants’ quarter along the Garonne: former trading houses with vaulted cellars, through floors, rare town gardens. A character market, tastefully restored, prized by families and lovers of fine stone.

    Read: Les Chartrons

  • 03 Caudéran double échoppes and family houses with gardens

The residential quarter of the west, around the park of Caudéran and the good schools: renovated double échoppes, mansions, properties with gardens. The most contested object of the metropolis: faultless examples go within days.

    Read: Caudéran

  • 04 Saint-Genès and Nansouty échoppes and town houses, a family market

The family quarters south of the centre: Bordeaux échoppes, town houses with courtyards, quiet streets a bike ride from the centre. A deep but fast market, where sorting sound échoppes from those to be taken over entirely makes all the value.

    Read: Saint-Genès and Nansouty

  • 05 Le Bouscat the residential continuation, between Bordeaux park and racecourse

The natural continuation of Caudéran, on the other side of the park: family houses, tree-lined residences, the racecourse and its meetings. A discreet market, where the proximity of the centre and the quality of the parks make some of the most held values of the metropolis.

    Read: Le Bouscat

Which district for which project?

The question is never which is the nicest district of Bordeaux, but which district matches the actual use of the property: a noble floor of the Triangle does not live like a Caudéran échoppe, and Les Chartrons are not chosen for the same reasons as Le Bouscat.

Our finders start from that usage question: walkability against the garden, schools, tolerance to old-stone works, proximity of the Arcachon bay for weekends. The district follows, naturally.

  1. 01 For a town pied-à-terre

Triangle d’Or or Chartrons: cut stone, plateaus, everything on foot, simple remote management.

  2. 02 For a family residence

Caudéran, Saint-Genès, Le Bouscat: the échoppe with garden, the schools, the tightest house market.

  3. 03 For merchant character

Les Chartrons: merchants’ houses, courtyards and town gardens, the most sought district after the Triangle.

The traps the file reveals

Each district has its own. On eighteenth-century blonde stone: structure, damp on low floors in narrow streets, façades, charges of old buildings. The criterion that changes everything in the centre is the outside, courtyard or garden, and the real light of low floors.

In the west, échoppes demand their own audit: roof frames, insulation, sometimes damp cellars, extension possible or not under the bylaw. The dreamt-of address and the purchasable address are not always the same: that is where our work starts, and each district named here has its detailed sheet, streets, buildings and buyers.

Frequently asked questions

Where to buy in Bordeaux: the districts

Which is the most sought-after district of Bordeaux?

The Triangle d’Or, around the Jardin Public: cut stone, noble floors and private mansions, the heart of Bordeaux prestige, where addresses are handed down more than listed. Les Chartrons are its character extension. Our district sheets detail each one, streets, buildings and buyers.

Where can I find a house with a garden in Bordeaux?

In the west: Caudéran and its double échoppes, Saint-Genès and Nansouty and their town houses, Le Bouscat between park and racecourse. It is the tightest market of the metropolis: well-exposed examples leave in days, often without full advertising, and are handled through watch and network.

Les Chartrons or the Triangle d’Or: how to choose?

Two readings of the centre. The Triangle d’Or is cut stone and noble floors, the most classic safe-haven value; Les Chartrons are the merchant house, plateaus and town gardens, a more village-like character district. Usage decides: building life against merchant charm, remote management against town-garden upkeep.

What budgets should I plan by district?

Levels are read in the data of this page and of our price page: the Triangle d’Or and Les Chartrons hold the summit, the family west adds the price of the garden to the building, and the crown, from Le Bouscat to neighbouring communes, offers levels measured in the fact pack. A realistic budget builds on comparable sales of the targeted micro-area.
