What registered sales say, not listings

Cannes concentrates the Riviera’s most liquid market: apartments of La Croisette and La Banane, villas on the California and Super Cannes hills, pieds-à-terre of Le Suquet. The published data, sale by sale, says three things: a progression of 16% since June 2022, an immense range from the cheapest tenth of sales to the priciest, and an immediate hinterland, Mougins and Le Cannet, clearly more affordable.

What these figures cannot say: no rents, no seasonality, no building condition. The Cannes market is also the coast’s most seasonal, set by congresses, festivals and summer; and the seafront stock, salt-spray exposure and large-building charges, demands its technical reading.

The city’s three markets

La Croisette and La Banane form the seafront: front-line apartments, prestige-and-pleasure addresses, the market summit. California and Super Cannes climb the hills: bay-view villas, the sure values of the coastal hinterland. Le Suquet and the centre offer old charm and more affordable pieds-à-terre, and La Croix des Gardes lines up properties in the green of the western slope.

Offering the right price: the method

On a liquid, seasonal market, timing is worth as much as price: Home Select’s finders prepare every offer with comparable sales of the micro-area, the technical condition of the property and the seller’s situation. The median frames, it does not decide; that is the difference between following a price and building one.

On the ground

Why a buyer’s agent in Cannes?

The best addresses never list

On this market, a share of the sought-after properties sells before publication, between families and through notaires and local networks. Home Select receives more than 100 off-market properties every day from its network of 15,000 partners.

You only view the essential

Every lead is verified and priced for you before you travel, on file then on a video viewing: you view only the shortlisted properties, your decisive viewings grouped into a single trip. Home Select then defends your offer, with a complete file and the actual sales of the area in hand.

The building audited before you commit

Surveys, co-ownership rules, easements, local building specifics: every document is checked before you commit.

One method, two ways in

Both are billed only if the property is found and the purchase completed.

The Confidential offer

Property prices in Cannes in 2026: your questions

What is the price per sqm in Cannes in 2026?

The median of registered apartment sales in Cannes stands at €5,800/sqm over the 12 months to end of June 2026, and the priciest tenth of sales trades above €11,100/sqm, almost twice the median: the Cannes range is one of France’s widest. These benchmarks come from published land registry data; the table on this page details the median by room count.

Have Cannes prices kept rising?

Yes, by 16% since June 2022 in the published data, carried by the market’s liquidity and international demand. The 12 months to end of June 2026 mark a pause: precisely when offer preparation makes the difference.

Are Mougins and Le Cannet cheaper than Cannes?

Clearly: the immediate hinterland’s median reads more than a quarter below the town in the sector data, for villas with gardens and surfaces a Croisette apartment does not offer. It is the classic family arbitrage: the sea against space.

What are your fees in Cannes?

Home Select, a buyer’s agent in Cannes, charges 2.5% of the net purchase price (minimum €10,000 incl. VAT) on the Exclusive offer, or 1.5% on the Confidential offer for projects of €2m and above, plus 10% of the negotiated reduction in both cases. Home Select is paid on success only, and also on what you save: nothing is due until you have bought.
